Jiffy Lube Signs 28,000-SF Houston HQ Lease at Westway Plaza Following Monomoy Acquisition

Jiffy Lube has signed a lease for approximately 28,000 square feet at Westway Plaza, a 327,040-square-foot Class A office building at 11330 Clay Road in Houston, establishing a new corporate headquarters following Monomoy Capital Partners' acquisition of the brand from Shell Oil. Stream Realty Partners represented Jiffy Lube in the transaction, which was announced July 28, 2026. Move-in is expected in August 2026.
Deal Details and Tenant Relocation
Jiffy Lube will relocate from the Shell Woodcreek Campus, where the company had maintained its Houston offices as a subsidiary of Shell Oil. The new lease at Westway Plaza represents roughly 8.5 percent of the building's total rentable area, contributing to the property's diversified occupancy base.
Westway Plaza is located at the northwest corner of Clay Road and the Sam Houston Tollway and offers direct access to Interstate 10, U.S. 290, and the Grand Parkway. The LEED Gold-certified building features an on-site café with outdoor seating, a fitness center with locker rooms, on-site property management, and 24/7 security.
Lucian Bukowski, Managing Director and Vice Chairman at Stream Realty Partners, represented Jiffy Lube in the transaction. Brad Beasley, Senior Vice President, and Chip Colvill, Partner, with WHI Real Estate Partners, represented the landlord.

The headquarters relocation is directly tied to Monomoy Capital Partners' acquisition of Jiffy Lube from Shell Oil, which transitions the brand from a corporate subsidiary into an independent, private equity-backed company. Executing the lease and targeting an August 2026 occupancy date signals that the real estate component of the carve-out is being addressed early in the ownership transition.
Moving from Shell's Woodcreek Campus into a standalone Class A building gives Jiffy Lube a distinct corporate identity separate from its former parent. The fully furnished, move-in-ready configuration at Westway Plaza also reduces capital expenditure associated with the transition.
