JLL Appoints Pamela Ambler as Managing Director of International Capital in San Francisco
JLL has appointed Pamela Ambler as Managing Director, International Capital and Strategic Transactions, a newly created position within the firm's U.S. Capital Markets business, the company announced Sept. 30, 2026. Based in San Francisco, Ambler will focus on strengthening global institutional capital engagement across JLL's most complex U.S. transactions.
A Newly Created Role With a Cross-Border Focus
Ambler's appointment places her at the intersection of capital raising, transaction execution and investor intelligence. In the role, she will serve as a senior point of contact for international capital sources seeking U.S. investment opportunities, working alongside JLL's U.S. and Global Strategic Transactions teams. Her responsibilities include managing senior investor relationships, developing cross-border market intelligence and leading business development efforts that connect global capital with U.S. deal flow.
She will also work to improve the efficiency and consistency of JLL's International Capital Coverage distribution process, with the goal of scaling how the firm delivers U.S. opportunities to its global investor network.

Ambler's Background Spans Asia Pacific and Global Financial Media
Ambler spent the four years prior to this appointment in JLL's Singapore office, where she led the firm's Asia Pacific Investor Intelligence platform as a senior advisor and spokesperson for the Capital Markets business. In that capacity, she built and expanded a cross-border investor network that supported major mandates and capital raising initiatives across the region, providing investment committee-level strategic guidance grounded in real-time market intelligence.
Before joining JLL, Ambler worked as a presenter and producer at regional broadcaster CNA, covering global and regional business and economic news. She brings more than a decade of experience as a financial correspondent covering international capital markets, mergers and acquisitions, monetary policy and real estate for outlets including Reuters, Bloomberg, CNBC and Forbes. Her career has taken her from New York to Hong Kong, Singapore and now San Francisco.

Why San Francisco and Why Now
The appointment comes as JLL's capital markets business has posted accelerating revenue growth in 2026. Capital Markets Services revenue rose 23% in local currency in the first quarter and 19% in local currency in the second quarter, with growth driven by investment sales, debt advisory and equity advisory. JLL's total revenue reached $6.9 billion in the second quarter, up 11% in U.S. dollars from the prior year. The company has set a full-year target of low-double-digit growth in Capital Markets Services.
That recovery in transaction activity creates a business case for a dedicated international-capital executive. As more assets return to the market following a period of elevated financing costs and valuation uncertainty, international investors — including sovereign wealth funds, pension funds, insurers, private-equity firms and family offices — require local underwriting expertise, market intelligence and access to deal flow. Cross-border buyers must also evaluate currency exposure, financing availability, tax and regulatory considerations, and differences in valuation across markets, making specialized coverage increasingly important.
San Francisco's strategic relevance to this mandate extends beyond its local office market. The Bay Area's technology, life-sciences, venture-capital and private-equity ecosystems attract globally oriented investors, and the region's proximity to major Asian capital sources makes it a natural base for an executive with Ambler's Asia Pacific background. JLL's recent California transaction activity illustrates the breadth of the opportunity: the firm marketed the sale of 601 McCarthy Boulevard in Milpitas, a Silicon Valley research-and-development property, and arranged the $9.45 million sale of the Shops at Edgewater retail center in Sand City — pointing to a strategy that spans life sciences, technology-oriented real estate and retail, not only downtown office.
International investors evaluating U.S. real estate face a more nuanced environment than headline yield comparisons suggest. Currency-hedging costs and asset-specific risk mean that a higher nominal U.S. yield does not automatically translate into a compelling return for a foreign buyer, requiring transaction-by-transaction analysis of the kind Ambler's role is designed to provide.
