JLL Arranges $15.25 Million Acquisition Financing for Collier Place I and II in Naples
JLL announced June 29 that it arranged $15.25 million in fixed-rate acquisition financing for Collier Place I and II, a two-building office complex totaling 60,572 square feet in Naples, Florida.
United Commonwealth Bank provided the fixed-rate acquisition loan to the borrower, Collier Place Owner, LLC, an affiliate of KMB Southern Ventures, LLC. Separately, Blanca Commercial Real Estate was named exclusive leasing agent for the property.
Property and Location
Collier Place I and II sits on 3.63 acres at 3001–3003 Tamiami Trail North, the main north-south commercial thoroughfare in Naples. The complex is less than three miles north of downtown Naples and approximately 12 miles west of Interstate 75, which provides connections to Miami to the east and Fort Myers and Tampa to the north.
The two buildings, constructed in the 1970s and 1980s, are currently 97.4% leased to a tenant roster that includes financial services firms, law firms, and banks. The new ownership intends to make capital improvements to the vintage structures as part of a value-add strategy.
Borrower Background
KMB Southern Ventures, LLC is a real estate investment company focused on acquiring value-add income-producing retail and office assets in prime Florida locations. The firm reports a track record of more than $2 billion in principal acquisitions and development activity, management experience exceeding 50 million square feet, and leasing and operational expertise across more than 10 million square feet of real estate.
Blanca Commercial Real Estate, recognized as a top commercial real estate services firm in Florida, was named exclusive leasing agent for Collier Place I and II.
Deal Team and Lender
The JLL Capital Markets team representing the borrower included Senior Managing Directors Chris Drew and Paul Stasaitis and Analyst Patrick Salata.
"The office market in South Florida remains one of the top markets in the country and we're seeing no lack of capital for office acquisitions, particularly when they involve a value-add asset such as Collier Place that will undoubtedly provide outsized returns once capital is invested," Drew said.
