JLL Arranges $66.875M Refinancing for EPC Real Estate Group and Platform Ventures' Active Adult Community in Fairway, Kansas
JLL announced Aug. 17 that it arranged a $66.875 million refinancing for The Fieldston, a 209-unit luxury active adult multifamily community at 4210 Shawnee Mission Parkway in Fairway, Kansas. The firm worked on behalf of borrowers EPC Real Estate Group and Platform Ventures to secure the five-year construction take-out loan.
The Deal
The financing replaces construction debt on the property, which was completed in 2025 as a ground-up development on approximately 4.64 acres in the North Johnson County submarket. The loan amounts to roughly $320,000 per unit based on the 209-unit count. The JLL Capital Markets Debt Advisory team representing the borrower was led by Managing Director Mark Erland, Senior Director Kevin Baron, and Associate Ellie Savage. The lender was not disclosed in the announcement.
The Fieldston is a five-story, single-building structure with two levels of partially sub-grade parking, built on the site of the former Fairway Corporate Center. Units are available in one-, two-, and three-bedroom layouts and feature in-unit washer/dryers, stainless steel appliances, glass showers, and balconies or patios.
Property and Amenities
The Fieldston is positioned as the only Class A active adult community in the North Johnson County submarket, adjacent to the Kansas City Country Club Plaza district. The property targets residents aged 55 and older and offers resort-style amenities, including a swimming pool and sun deck, The Player's Lounge pub and golf simulator, The Bellamour Spa, The HUB coworking spaces, The Pavilion outdoor kitchen, The Parkway Perch outdoor lounge and putting green, a FIT studio, yoga studio, pet parlor, and community garden.
Asking rents at the property have ranged from approximately $1,700 to more than $5,300 per month depending on unit size and configuration.
Market Context
Erland pointed to demographic conditions in the immediate trade area as a key driver of the financing. "The Fieldston benefits from a significant gap in Kansas City's luxury rental market for the 55+ demographic," he said. "With 28% of the population within a three-mile radius of Fieldston over 55 years old and no other Class A active adult properties within the same radius, this luxury property taps into an affluent, underserved market segment, promising strong demand and sustained occupancy."
Fairway is an inner-ring suburb of Kansas City with high household incomes and limited large development sites, characteristics that have historically constrained new supply in the area. The Fieldston's site previously housed the Fairway Corporate Center, reflecting a broader trend of older commercial land being redeveloped into residential uses targeting aging but affluent households seeking maintenance-free rental options near established neighborhoods.
