JLL Arranges Acquisition Financing for Apricus Realty Capital's 18.56-Acre Houston IOS Property

HOUSTON — JLL announced June 25 that it has arranged acquisition financing for 11403 N Houston Rosslyn Rd., an 18.56-acre industrial outdoor storage (IOS) property in Houston, Texas, on behalf of Dallas-based Apricus Realty Capital.

JLL worked on behalf of Matt Haley, Cort Martin, and Garrett Marler of Apricus Realty Capital to secure the five-year, fixed-rate loan. Financial terms, including the loan amount and interest rate, were not disclosed.

Property and Tenant Profile

The property comprises a 52,790-square-foot, crane-served industrial facility with low site coverage on the 18.56-acre parcel. The site is 100% leased to a single tenant in the steel pipe distribution sector that has occupied the property for more than 20 years, according to JLL. The firm characterized the location as a mission-critical operating site with significant tenant retention.

Located in Houston's infill market, the property offers connectivity to Beltway 8, Highway 290, and Interstate 45.

Deal Team and Financing Structure

The JLL Debt Advisory team representing Apricus Realty Capital was led by Senior Directors CW Sheehan and Jack Britton, along with Associate Peyton Ackerman and Analyst Nate Henderson.

"With in-place rents significantly below current market rates, this property presents a compelling mark-to-market opportunity for a strong sponsor like Apricus Realty Capital," Sheehan said in a statement. "Crane-served facilities and industrial outdoor storage yards are among the hottest asset classes right now, and we were able to secure competitive financing that allows our client to unlock the asset's embedded value."

The five-year, fixed-rate structure provides Apricus with rate certainty over the loan term. JLL described the investment strategy as value-add, citing below-market in-place rents as a source of potential upside at lease renewal or re-tenanting.
