JLL Arranges Sale of High Street Logistics Properties' 717,475-SF Industrial Portfolio Across Chicago Collar Counties
JLL Capital Markets has arranged the sale of a 10-property light industrial portfolio totaling 717,475 square feet on behalf of seller High Street Logistics Properties, the firm announced Aug. 13. The portfolio is distributed across Chicago's collar counties, spanning five municipalities in Will, DuPage and Kane counties.
Portfolio Overview and Asset Details
The collection includes six assets in Tinley Park, two properties in Mokena, and single assets in Naperville, Elgin and Romeoville, Illinois. Individual property sizes range from 23,600 square feet to 237,241 square feet, offering a range of configurations suited to last-mile distribution, light manufacturing and warehouse users.
Built in 2001 on average, the second-generation facilities average 26 feet in clear height and collectively encompass 22 suites across a mix of single-tenant and multi-tenant configurations. The portfolio's combined loading infrastructure includes 78 dock doors and 23 drive-in doors, supported by 1,013 car parking spaces spread across 41.5 acres. Office finish percentages across the assets range from 9.4% to 24.5%, accommodating both traditional warehouse users and tenants with greater administrative space requirements.
At the time of sale, the portfolio was 83.7% leased to 19 tenants across diverse industries, carrying a weighted average lease term of 3.8 years with a staggered rollover schedule. The sale price and buyer were not disclosed.
Location and Transportation Access
Each of the 10 properties benefits from proximity to major interstate systems. The portfolio offers direct access to Interstate 80, Interstate 55, Interstate 88 and Interstate 90, positioning the assets for efficient distribution throughout the Midwest. The southwestern and northwestern Chicago submarkets represented by these collar counties have continued to attract institutional capital seeking industrial exposure outside Cook County.
