JLL Brokers 45,433-SF Office Lease Package at 1450 Broadway, Pushing Midtown Tower Near 90% Occupancy

JLL has brokered a series of office leases totaling 45,433 square feet at 1450 Broadway in Midtown Manhattan, bringing the 42-story Class A tower close to 90% occupancy on behalf of owner ZS Capital Partners, the firm announced April 7, 2026.

The leasing activity spans seven tenants — including a marketing agency, a blockchain transfer agent, a digital media company, and a Singapore stock exchange — underscoring continued demand for boutique office real estate in one of Manhattan's tightest submarkets. According to JLL research, Midtown vacancy stood at 9.5% in the fourth quarter of 2025, near record lows, driven largely by small-format leasing from technology, media, and professional services firms prioritizing flexible, efficient footprints near major transit hubs.

Lease Details at 1450 Broadway

The leasing package at the Bryant Park property includes the following transactions:

  • Serino Coyne, a marketing agency, leased 17,296 square feet across the entire fourth floor. Peter Kerans and Dan Organ of Cushman & Wakefield represented the tenant.
  • Branded Cities, a digital media company, leased 6,919 square feet on the sixth floor. Scott Gutnick and Josh Berg of Newmark brokered the deal on behalf of the tenant.
  • Fairmint, a blockchain transfer agent, leased the entire 27th floor totaling 4,109 square feet. Nicholas Hein and William Janetschek of Nomad Group represented the tenant.
  • Brillio signed a lease for the entire 30th floor, also totaling 4,109 rentable square feet. TJ Hochanadel, Dan Santagata, and Hannah Freund of JLL represented the tenant.
  • Fujitsu, a Japanese multinational information and communication technology company, renewed its 3,000-square-foot lease on the entire 42nd floor. MariaGrace Iantosca and Brandon DeGraff of Cushman & Wakefield represented the tenant.
  • Malone Creative Group, a media specialist firm, leased a 4,000-square-foot prebuilt suite on the second floor in a deal arranged by Megan Gallagher and Matthew DeRose of Nomad Group.
  • SGX, the Singapore stock exchange, leased a 6,000-square-foot prebuilt suite on the second floor. Zach Price and Joe Cybulski of CBRE represented the tenant.

The JLL agency leasing team representing ownership includes Mitchell Konsker, Vice Chairman; Greg Wang, Executive Managing Director; and Senior Vice Presidents Thomas Swartz and Lance Yasinsky.

A Repositioned Bryant Park Property

The 430,000-square-foot tower at 1450 Broadway, which overlooks Times Square, has been repositioned as a vertical campus targeting boutique creative, technology, and financial tenants. ZG Capital Partners, a New York-based real estate investment firm led by Bobby Zar, owns the building.

The property underwent an extensive renovation in 2012 that included a new lobby and upgraded building mechanicals. In 2025, ownership added a second-floor amenity space featuring conference, meeting, and lounge areas. Ownership has now unveiled plans for further upgrades, including a second amenity lounge and conference facility on the first floor, along with a new round of prebuilt suites ranging from 2,000 to 4,000 square feet on the first floor.

Additional full-floor prebuilt opportunities remain available on the third floor (17,296 rentable square feet), 14th floor (15,674 rentable square feet), and 25th floor (7,735 rentable square feet). Asking rents range from $60 to $85 per rentable square foot.

Midtown Office Market Context

According to JLL research, Midtown vacancy reached 9.5% in the fourth quarter of 2025, with demand concentrated among agile occupiers in technology, media, and professional services that prioritize smaller, efficient footprints in transit-accessible, amenity-rich buildings.

The tower's location near Times Square offers proximity to major transit hubs, restaurants, retail, and entertainment venues — factors JLL cited as contributing to near-record-low vacancy in the submarket.

Available Space

With the building approaching 90% occupancy following this round of leasing activity, ownership is moving forward with additional first-floor improvements. Remaining availability includes full-floor prebuilt options and smaller prebuilt suites, with asking rents between $60 and $85 per rentable square foot.
