JLL Capital Markets Arranges $16M Construction Loan for 84-Unit Multifamily Development in Charlotte's South End
JLL has arranged a $16 million construction loan for Project J, an 84-unit microunit multifamily development located at 1722 South Tryon St. in Charlotte's South End neighborhood, the firm announced April 29, 2026.
JLL worked on behalf of the borrower, Panorama Holdings, in securing the financing through Genesis Capital, a residential construction and bridge lender with nearly $5 billion in annual originations.
Project Details and Design
Project J is a six-story multifamily development featuring 84 microunits averaging 363 square feet, totaling 30,457 square feet of rentable space. All units will be fully furnished with Ori robotic furniture systems designed to maximize space efficiency.
Unit finishes include quartz countertops, stainless steel appliances, luxury vinyl plank flooring, 9-foot-1-inch ceiling heights and full-size front-loading ventless washer and dryer units. Building amenities include a first-floor lounge, outdoor patio with kitchen and grill, sixth-floor balcony patio, indoor bike storage and food locker services.
The $16 million construction loan represents approximately $190,000 per unit and roughly $527 per rentable square foot, based on the project's 84 units and 30,457 square feet of rentable area.
South End Location and Charlotte Market Context
Project J is situated within a five-minute walk of the East/West light rail station and offers convenient access to Interstate 77. The property is positioned near retail destinations including Atherton Mill and The Railyard, and sits approximately one mile from Uptown Charlotte's central business district.
Charlotte has attracted more than 100 new residents daily, according to the announcement, with many relocating from higher-cost cities including Boston, Chicago, New York and San Francisco. South End has emerged as a dining and nightlife destination appealing to millennials and corporate professionals. The neighborhood is also home to major employers including USAA, DFA and Lowe's Technology HQ.
Financing Team and Sponsorship
The JLL Capital Markets Debt Advisory team representing the borrower was led by Managing Director Taylor Allison, Senior Director Alexis Kaiser, Associate Nick Thornton and Analyst Abby Reed.

Panorama Holdings, the project's developer and sponsor, manages more than $700 million in assets under management across more than 15 investments in multifamily development, mixed-use and commercial properties.
Genesis Capital, LLC, the lender on the transaction, is a residential construction and bridge lender with nearly $5 billion in annual originations.
