LOS ANGELES — JLL Capital Markets has closed the $1.625 billion sale of an 11-property, 3,620-unit multifamily portfolio spanning Southern California, with Camden Property Trust as the seller and a BlackRock-managed vehicle as the buyer, the firm announced Aug. 5, 2026.

The transaction is the largest U.S. multi-housing deal since June 2024 and ranks among the largest multifamily trades ever recorded in Southern California. JLL represented Camden Property Trust on the disposition and arranged $566.6 million in agency acquisition financing on behalf of BlackRock, implying a loan-to-value ratio of roughly 35% against the portfolio's gross price.

Deal Structure and Financing Terms

The debt package consists of a five-year, fixed-rate loan structured on a full-term interest-only basis. The financing was arranged on an uncrossed basis, meaning each of the seven encumbered assets retains independent sale and refinance optionality. Carveouts were negotiated at the borrower level only, limiting liability for upstream investors.

At approximately $449,700 per unit, the pricing reflects the portfolio's stabilized operating profile and the supply constraints characteristic of the submarkets involved.

Portfolio Composition Across Southern California

The 11 assets are distributed across Los Angeles County, Orange County, the Inland Empire, and San Diego County. The portfolio represents 16.5% of Southern California's five-year average annual transaction volume by unit count in markets historically characterized by long-term ownership strategies.

Among the highlighted properties is The Camden in Hollywood, a 287-unit community with 38,970 square feet of Equinox Capital Partners-anchored retail in the entertainment district. Camden Crown Valley in Mission Viejo comprises 380 units and is described as one of the few institutional-scale assets in supply-constrained South Orange County. Camden Landmark in Ontario totals 469 units and accounts for approximately 5% of Ontario's entire market-rate inventory of communities exceeding 100 units. Camden Hillcrest, a 132-unit community delivered in 2021 in San Diego's Hillcrest neighborhood, is notable for being the only multifamily trade of more than 100 units in that submarket in the past decade.

The portfolio posted trailing 12-month average occupancy of 96% with minimal concessions. Average household incomes within one mile of the assets reach $134,000 across the portfolio, supporting a rent-to-income ratio of 25% based on current in-place rents — below the traditional 30% cost-burden threshold, leaving room for future rent growth in markets where new supply remains limited.

Market Context and Capital Flow Trends

The transaction comes as U.S. commercial real estate investment activity has expanded meaningfully in 2026. U.S. commercial real estate transaction volume reached $113 billion in the first quarter of 2026, up 25% year-over-year, while global direct transaction volumes hit $216 billion in the same period, a gain of 18% year-over-year. Institutional capital has grown increasingly active in sectors where income durability and long-term demand fundamentals are clear, with multifamily in high-barrier coastal markets drawing particular attention.

For Camden Property Trust, the sale represents a recycling of capital out of fully stabilized Southern California assets. For BlackRock, the acquisition provides immediate diversification across four of the region's most supply-constrained county markets through a single transaction. JLL's dual role — advising the seller and arranging the buyer's financing — placed the firm at the center of both the disposition and the capital structure.
