KISSIMMEE, Fla. — JLL Capital Markets has closed the $176 million sale of Cacéma Townhomes, a 176-unit, newly constructed build-to-rent townhome community in Kissimmee, Florida, the firm announced May 26, 2026. Capital Square acquired the property from seller Epoch Residential.

JLL's Investment Sales and Advisory team represented the seller. Directors Ted Taylor and Kyle Butler led the assignment, with Managing Directors Zach Nolan, Max La Cava and Matthew Putterman also involved in the transaction.

Asset Details

Completed in 2024, Cacéma Townhomes is located at 2670 Meadow Creek Rd. in Osceola County. The community comprises three- and four-bedroom townhomes averaging 1,423 square feet, each featuring one- and two-car garages, private entries and semi-private backyards. Interior finishes include stainless steel appliances, granite countertops, wood plank-style flooring and smart home technology.

Community amenities include a resort-style heated pool, 24-hour fitness center, lakeside firepit lounge, luxury clubhouse, two fenced bark parks, electric vehicle charging stations and a car care center.

The property sits directly across from The Loop, a 500,000-square-foot open-air retail center with more than 40 retail, dining and entertainment tenants. The site offers direct access to State Road 417 and the Interstate 4 corridor, providing connectivity to Walt Disney World — the area's largest employer with more than 77,000 employees — and Lake Nona Medical City, which is projected to produce 30,000 jobs by 2030.

Osceola County Market Context

Osceola County recorded 70 percent population growth between 2010 and 2024, according to the announcement, making it the fastest-growing county in the Orlando metropolitan area and the 10th fastest-growing county in the United States. The broader Orlando metro added more than 42,000 new jobs in 2023, according to the Orlando Economic Partnership, and carries an unemployment rate of 3.6 percent, below the national average of 4.2 percent.
