JLL Income Property Trust Acquires Tuscaloosa's Midtown Village for $94 Million

JLL Income Property Trust, an institutionally managed, daily NAV REIT with approximately $7 billion in portfolio equity and debt investments, has acquired Midtown Village, an open-air retail shopping center in Tuscaloosa, Alabama, for a purchase price of approximately $94 million, the firm announced Aug. 27.

The property, located at 1800 McFarland Blvd E at the intersection of McFarland Boulevard and 15th Street — described as Tuscaloosa's primary commercial intersection — totals approximately 345,000 square feet. The implied pricing works out to roughly $272 per square foot.

Property Profile and Tenant Mix

Midtown Village is leased to a mix of necessity anchor tenants as well as complementary apparel, food, and service tenants. The center carries a weighted average lease term of more than 16 years. The center draws more than 5.7 million annual visits and is described as one of the most visited retail shopping centers in Alabama.

The property benefits from proximity to two significant demand drivers: it sits approximately 1.5 miles from the University of Alabama's main campus and within one mile of DCH Regional Medical Center, Tuscaloosa's largest regional hospital.

Strategic Rationale

Retail real estate has been part of the JLL Income Property Trust portfolio since the REIT's inception in 2012. With the addition of Midtown Village, grocery-anchored and necessity-driven retail investments now comprise 13% of the firm's total $7 billion portfolio, representing approximately $900 million in assets across 22 open-air shopping centers.

Market Context

The acquisition comes against a backdrop of tightening conditions in the national retail real estate market. Overall national retail vacancy stood at approximately 5.9% as of early 2026, with asking rents in the mid-$20s per square foot nationally and persistent rent growth since 2022. New retail construction has remained constrained relative to pre-2020 levels, supporting performance at existing stabilized centers.

In the Tuscaloosa market, average asking rents run roughly $18 per square foot across commercial properties, and average cap rates across commercial listings sit near 6.8%, with individual retail offerings marketed around 6.0%. JLLIPT's acquisition price of approximately $272 per square foot reflects institutional scale pricing for a large, stabilized, multi-tenant center.
