JLL Secures $76.8M Ameris Bank Construction Loan for Trevato Development Group's Jacksonville Beach Mixed-Use Project

JLL has arranged $76.8 million in construction financing from Ameris Bank on behalf of Trevato Development Group for a 415-unit mixed-use development at 1944 Beach Blvd. in Jacksonville Beach, Florida, the firms announced July 9, 2026.

The four-year, floating-rate loan will fund construction of a Class A multifamily community that broke ground July 1. The development will also include 1,800 square feet of retail along Beach Boulevard. First units are projected for delivery in the fourth quarter of 2028, with stabilization anticipated by September 2030.

Project Details and Amenities

The development will offer a mix of one-, two- and three-bedroom units averaging 989 square feet, designed with what the developer describes as premium finishes and coastal-inspired architecture. Planned amenities include multiple courtyards, a pool complex with cabanas and a sun shelf, fitness centers, co-working spaces, outdoor summer kitchens, bocce ball courts, hammock islands, and a dog park with a washing station.

Trevato Development Group is a privately held real estate investment and development company headquartered in Jacksonville Beach. Founded in 2016, the company specializes in mixed-use, multifamily, retail, office, and hospitality assets. The developer describes the project as the first new luxury high-end residential rental community in the area in decades.

Jacksonville Beach Market Fundamentals

The Jacksonville Beaches submarket currently reports occupancy rates averaging 94 percent, according to the announcement. JLL cited a limited supply pipeline and the area's coastal location as factors supporting sustained rental demand. Jacksonville ranked as the No. 2 hottest job market in the United States in a 2024 Wall Street Journal ranking, a data point the firms referenced in framing the project's demand outlook.

Total project cost was not disclosed.

JLL Capital Markets' Debt Advisory team, led by Senior Managing Director Mark West, represented Trevato in securing the loan. Ameris Bank served as the lender on the transaction.

Sponsor's Broader Strategy

Trevato, despite being headquartered in Jacksonville Beach, has described itself as a company with Dallas roots and indicated plans to pursue similar projects in Texas alongside its Southeast expansion. Stahl's comments suggest the firm views Jacksonville Beach and the Dallas market as parallel growth opportunities.
