JLL Secures $870M Construction Loan for Four Seasons Private Residences Lake Austin

JLL's Capital Markets Group has arranged an $870 million senior construction loan for Four Seasons Private Residences Lake Austin, an ultra-luxury residential development situated on a 210-acre lakefront assemblage at 6509 Bridgepoint Pkwy in Austin, Texas, the firm announced June 4.
Deal Structure and Parties
JLL, alongside co-advisors Cobalt Equities and Adelaide Real Estate, represented the developers — Austin Capital Partners and Lincoln Property Company — in arranging the loan through TYKO Capital, an affiliate of Elliott Investment Management.
JLL's Debt Advisory team was led by Senior Managing Director Doug Opalka, Executive Managing Director Riaz Cassum, and Director Scott Dickey.

TYKO Capital was established in August 2023 as a multi-billion-dollar commercial real estate private equity and private credit investment management platform, structured as a joint venture between Adi Chugh and Elliott Investment Management. The firm was formed, according to its own description, "to capitalize on the void in the CRE capital markets caused by the current macro-economic environment," with a focus on institutional borrowers and assets in top-tier markets. TYKO invests across the full capital stack, including senior financings, whole loan financings, junior and mezzanine debt, preferred equity, and LP and GP equity positions.
Project Overview and Amenities
Four Seasons Private Residences Lake Austin sits on a 210-acre site with nearly one mile of shoreline frontage on Lake Austin, elevated approximately 380 feet above the water. The development is positioned directly across from Austin Country Club and is described as one of the last undeveloped tracts on Lake Austin.
Phase I of the project will deliver private residences and 28 villa lots, along with more than 100,000 square feet of resort-style amenities. Those amenities include a private restaurant operated by Michelin-starred chef Daniel Boulud, a 96-seat theater featuring a 60-foot Samsung Onyx screen, a 76,000-square-foot indoor sports club with pickleball courts, an indoor tennis court, two golf simulators, and a 300-foot infinity pool with panoramic lake views. The development will also feature a private lakefront clubhouse, two private marinas, private boat slips, outdoor club memberships, and dedicated Four Seasons hospitality services.
Phase I completion is expected in 2029. Lincoln Property Company, which has more than 59 years of experience and over 170 million square feet of development, will serve as development manager for the project.
