JLL Secures Three-Year Bridge Refinancing for EDEN Living's 130-Unit Build-to-Rent Community in Wildwood, Florida

WILDWOOD, Fla. — Sept. 15, 2026JLL Capital Markets has arranged a three-year, floating-rate, non-recourse bridge refinancing for EDEN Magnolia Village, a newly completed, 130-unit build-to-rent community in Wildwood, Florida developed by EDEN Living and an institutional partner. The debt advisory team was led by Managing Director Max La Cava and Senior Managing Director Melissa Quinn.

Deal Structure and Market Conditions

JLL represented the borrowers — EDEN Living and their institutional partner — in securing the bridge loan, which carries no personal guarantee and offers prepayment flexibility. The financing replaces construction-era debt, eliminating the personal guarantees that typically accompany construction loans while reducing the borrower's cost of capital.

"We continue to see substantial liquidity in the bridge lending market right now, with lenders aggressively competing to refinance recently completed build-to-rent and multifamily communities," said La Cava. "These bridge loans lower borrowing costs and eliminate personal guarantees that were required during construction. Plus, they offer maximum prepayment flexibility, giving developers a clear path to position their assets for an eventual sale or permanent financing solution."

Property Overview: EDEN Magnolia Village

EDEN Magnolia Village, located at 5901 Myrtle Dr in Wildwood, FL 34785, was completed in March 2025 and encompasses 14.66 acres. The Class A community offers single-story detached villas with private entrances, no shared walls, and fully fenced backyards — a format designed to bridge the gap between traditional multifamily apartments and single-family homeownership.

Unit floor plans range from one-bedroom, one-bathroom layouts at 746 square feet to two-bedroom, two-bathroom configurations up to 1,218 square feet. Interiors feature open floor plans with luxury vinyl plank flooring, gourmet kitchens with oversized quartz islands, stainless steel appliances, and designer pendant lighting.

Community amenities include a clubhouse with coworking spaces, a 24-hour fitness center, a resort-style pool and spa, a bark park, and on-site professional management.

Leasing Performance and Affordability

The property reached approximately 84 percent occupancy by March 2026, roughly one year after completion. Average monthly rents of $1,704 are approximately 57 percent below comparable homeownership costs in the surrounding area, positioning the community as an affordable alternative for households priced out of the for-sale market.

EDEN Magnolia Village is strategically located adjacent to The Villages, the nation's largest active adult community, which has more than 150,000 residents and has experienced 61.9 percent population growth since 2010. The property also sits near Eastport, The Villages' newest 250-acre town center, and Middleton, a multigenerational community featuring shops, restaurants, and the Villages Charter High School.
