Kayne Anderson Real Estate Forms Joint Venture With Tradition Senior Living on Texas Seniors Housing Portfolio, Newmark Advises

Kayne Anderson Real Estate has formed a joint venture with Tradition Senior Living to recapitalize a five-property, Class A seniors housing portfolio in Texas, the firms announced June 15, 2026. Newmark served as exclusive advisor to Tradition Senior Living on the transaction and also arranged financing on behalf of the joint venture.

The deal marks Kayne Anderson Real Estate's first partnership with Tradition Senior Living and adds to its existing seniors housing holdings. Tradition Senior Living will continue as operating partner and property manager under the new joint venture structure.

Portfolio Overview: 1,546 Units Across Dallas-Fort Worth and Houston

The portfolio comprises five institutional-quality communities situated in affluent submarkets across the Dallas-Fort Worth and Houston metropolitan areas. Collectively, the assets total 1,546 units spanning independent living, assisted living and memory care, offering residents what the announcement described as a comprehensive continuum of care.

The communities are approximately 96% occupied and are characterized by high-end amenities, programming and operational performance, according to the announcement. The portfolio's location across two of the country's fastest-growing metropolitan areas positions it to benefit from demographic trends tied to an expanding senior population, the firms noted.

Transaction Structure: Recapitalization and Joint Venture Formation

The transaction was structured as a recapitalization, with Tradition Senior Living retaining its role as operating partner and property manager. Financial terms of the transaction, including the equity contribution, loan amount, and price per unit, were not disclosed.

Newmark's advisory team on the transaction included Chad Lavender, President of Capital Markets for North America; Ryan Maconachy, Vice Chairman; Sarah Anderson, Executive Managing Director; and Managing Directors Mills Poynor and Ben McElroy.

For Kayne Anderson Real Estate, the real estate private equity arm of Kayne Anderson, the transaction adds meaningful scale to its seniors housing portfolio and further solidifies its position as one of the largest and most established owner-operators of seniors housing properties in the United States, according to the announcement. The firm did not disclose the size of its existing seniors housing holdings or the total capital deployed in the transaction.
