Kidder Mathews Arranges $12.375M Sale of 52-Unit Inglewood Apartment Portfolio; Lee & Associates Represents Seller

Kidder Mathews has arranged the $12.375 million sale of a four-property apartment portfolio totaling 52 units in the Fairview Heights neighborhood of Inglewood, California, the firm announced July 9. Lee & Associates represented the seller in the transaction, with Joseph Linkogle serving as the seller's broker.
Executive Vice President Darin Beebower and Associate Dakoda Iversen of Kidder Mathews represented the buyer, identified as a private local real estate investor.
Portfolio Composition and Pricing
The four-property portfolio is clustered along E Hyde Park Boulevard in Fairview Heights. The assets include:
- 610 E Hyde Park – 12 units, built in 1963
- 803–811 E Hyde Park Boulevard – 18 units, built in 1952
- 806 E Hyde Park Boulevard – 10 units, built in 1956
- 812 E Hyde Park Boulevard – 12 units, built in 1991
At $12.375 million for 52 units, the transaction implies a price of approximately $238,000 per unit.
Off-Market Sourcing and Speed of Execution
According to Kidder Mathews, the brokerage team learned of the opportunity through a longstanding relationship before the portfolio was broadly marketed. The team then engaged a targeted group of active local investors and secured a strong offer for the entire portfolio within 48 hours of being retained.
"Strong relationships and a quick response were key to this transaction," said Beebower. "We understood what our client was looking for, recognized the opportunity early, and positioned their offer to stand out to the seller."

Kidder Mathews highlighted the portfolio's location within Inglewood's Fairview Heights neighborhood as a key element of the investment rationale. According to the firm, the properties sit near SoFi Stadium, the Intuit Dome, Kia Forum, and Hollywood Park, and offer direct access to Interstate 405 as well as public transit connections to LAX, downtown Los Angeles, and Santa Monica. Kidder Mathews described Fairview Heights as one of Inglewood's rapidly evolving neighborhoods that has become increasingly sought-after for investment and development.
