Kidder Mathews Arranges $7.6 Million Sale of Carlton Apartments in Hollywood for James Investment Partners

Kidder Mathews has arranged the $7.6 million sale of The Carlton Apartments, a 36-unit multifamily property located at 5535 Carlton Way in Hollywood, California, according to an announcement from the firm dated June 16, 2026.
Los Angeles-based James Investment Partners was the seller in the transaction. The buyer was identified as a local real estate investor. Kidder Mathews Executive Vice President Darin Beebower and Associate Dakoda Iversen represented James Investment Partners in the sale.
Deal Draws Strong Buyer Interest
The Carlton Apartments generated more than 25 offers from prospective buyers, according to Kidder Mathews. The firm noted that the level of interest came despite softening rental trends in parts of the Hollywood market, which have led many investors to more closely scrutinize underwriting assumptions and future rent growth projections.
"This transaction is a good example of the importance of persistence," said Beebower. "We remained committed to the process, stayed engaged with the market, and were ultimately able to identify the right buyer to help our client achieve a successful sale."
