Kidder Mathews Arranges $7M Sale of The Francis Apartment Community in Seattle's Fremont Neighborhood

The Francis, a 22-unit multifamily property at 3636 Francis Avenue N. in Seattle's Fremont neighborhood, has sold for $7,000,000, according to an announcement from Kidder Mathews. Matt Laird and Jack Shephard of Kidder Mathews' Simon | Anderson Multifamily Team served as exclusive brokers representing the seller, Trimark Property Group, and sourced the buyer, Curtis Capitol Group.
The transaction was announced June 23, 2026, and equates to approximately $318,181 per unit.
Property and Deal Overview
Built in 1988, The Francis offers a mix of studio, one-bedroom, and two-bedroom units. The property features updated building systems and is described by Kidder Mathews as a cosmetic value-add opportunity. No cap rate, square footage, or current occupancy figures were disclosed in connection with the transaction.
"Fremont remains one of Seattle's most sought-after neighborhoods, and well-positioned buildings like The Francis rarely trade," said Laird. "This transaction reflects the continued depth of investor demand for quality multifamily investments in the city's urban core, assets that are difficult to replicate and located where renters consistently want to live. We were pleased to represent Trimark Property Group and deliver a smooth transaction with a great buyer."
Fremont Submarket Context
Located on the north side of the Lake Washington Ship Canal, roughly four miles north of downtown Seattle, Fremont offers walkable access to employers, dining, shopping, and cultural amenities. Residents have proximity to the Burke-Gilman Trail, Fremont Sunday Market, Woodland Park, and Seattle Pacific University, along with connections to major employment centers across the city.
Kidder Mathews notes that limited new supply and enduring renter demand continue to reinforce Fremont's position as one of Seattle's stronger rental submarkets.
Value-Add Investment Strategy
Curtis Capitol Group acquires The Francis as a cosmetic value-add opportunity. According to Kidder Mathews, the property's updated building systems reduce near-term capital expenditure risk, while the potential for interior renovations provides a path to rent growth. Kidder Mathews noted that well-positioned buildings of this type in Fremont change hands infrequently.
