Property Profile: Vitality on Howell

Constructed in 2016, Vitality on Howell rises five stories and contains 57 SEDU units averaging 297 square feet each, yielding an estimated net rentable area of approximately 16,929 square feet. The property was marketed at $9,500,000, reflecting pricing guidance of roughly $166,667 per unit and approximately $561 per square foot. These figures are based on the marketed asking price rather than a confirmed closing price.

SEDU units are compact, self-contained apartments that include a private bathroom, kitchen, and closet space within an efficient floor plan. The format offers an alternative to traditional studio and one-bedroom apartments while providing residents the privacy and functionality of an individual dwelling.

Amenities at Vitality on Howell include secure fob entry, a resident lounge, a fitness center, bike storage, and storage locker rentals. The property carries no on-site parking, consistent with the SEDU typology in Seattle's urban core. Occupancy at the property stands at approximately 94 percent.

Capitol Hill Market Context

Capitol Hill is one of Seattle's most established urban neighborhoods, known for its proximity to major employers including Amazon, Google, Meta, and Nordstrom, as well as Seattle's First Hill medical corridor, which is home to Swedish, Virginia Mason, and Harborview Capital Group medical centers. The neighborhood also benefits from direct light rail access, connecting residents to Downtown Seattle and the University of Washington.

"Vitality on Howell represents the appeal of well-located, efficient housing in one of Seattle's most established neighborhoods," said Anderson. "With limited new multifamily supply in recent years, Capitol Hill continues to attract renters seeking convenient access to light rail, major employment centers, and a vibrant mix of neighborhood amenities."

The property sits within walking distance of the Capitol Hill Link light rail station, reinforcing its transit-oriented positioning. Asking rents for SEDU units at the property have ranged from approximately $1,180 to $1,425 per month for units between 200 and 345 square feet.

SEDU Segment Performance

Seattle's SEDU segment has demonstrated relative stability amid broader multifamily market softness. Across the Seattle SEDU universe, average rents have held near $1,337 per month, with average rent per square foot at approximately $4.54. Occupancy for SEDUs citywide has reached 94 percent, outperforming micro units and many market-rate studio products.

In Capitol Hill specifically, SEDU occupancy has tracked in the 93 to 94 percent range, with average rents in the $1,330 to $1,340 per month range and rent per square foot in the low-to-mid $4.40 range. The submarket's performance reflects tenant preference for self-contained SEDUs — which include private kitchens and bathrooms — over earlier-generation microhousing formats that rely on shared common areas.
