Kiser Group has brokered the $3,880,000 sale of an 11-unit mixed-use property at 1756 W. North Avenue in Chicago's Wicker Park neighborhood, with the buyer closing all-cash in fewer than 30 days after the property attracted more than 30 tours and multiple offers.

Senior Director Jake Parker, Partner Andrew Friedman, and Advisor Viktor Radzieta represented the seller in the transaction, which closed July 21, 2026.

Property Overview and Renovation History

The building comprises three commercial spaces and eight residential apartments, totaling 11 units. The property underwent a gut renovation in 2020 that included updated plumbing, electrical, roof, windows, and interiors. Each residential unit features high-end finishes and individual mechanical systems. The property was fully occupied at the time of sale.

At a sale price of $3,880,000, the transaction equates to approximately $352,700 per unit across all 11 units, or roughly $485,000 per residential apartment on a residential-only basis — a reference point that illustrates the pricing achievable for renovated, stabilized mixed-use assets in high-demand North Side submarkets.

Located near Wicker Park's Milwaukee and Damen corridor, the property provides tenants with access to restaurants, retail, entertainment, and public transportation in one of Chicago's active neighborhood commercial districts.

Deal Dynamics: All-Cash Close and Broad Investor Interest

The transaction generated notable activity for a mixed-use asset, a property type that typically draws a more specialized buyer pool than pure multifamily.

"The market responded exactly as we expected for a turnkey asset of this quality in Wicker Park," said Jake Parker, Senior Director at Kiser Group. "Despite mixed-use properties typically attracting a more specialized buyer pool, this offering received more than 30 tours. The buyer ultimately closed all cash in less than 30 days, showing the continued demand for well-located, stabilized investment opportunities."

The buyer sought a fully occupied property with long-term appreciation potential. The 2020 gut renovation and individual mechanical systems in each unit positioned the asset as a low-maintenance investment with immediate in-place cash flow, reducing short-term capital expenditure risk for the incoming owner.

The pattern is consistent with other recent Kiser Group transactions across North Side submarkets. The firm brokered the sale of a 28-unit courtyard building at 5553–59 N. Magnolia in Andersonville for $7,800,000, reflecting a price of approximately $278,000 per unit.
