LaSalle Investment Management Secures Major Pre-Lettings at One Exchange Square in London

LaSalle Investment Management, acting on behalf of Malaysian investor Permodalan Nasional Berhad, has announced two major pre-lettings at One Exchange Square, a state-of-the-art office development at Broadgate Campus in the City of London.

Gibson, Dunn & Crutcher LLP, a global law firm, has agreed to occupy over 154,000 square feet across floors 8 to 12. Pacific Life, the global reinsurance business of Pacific Life, will take 84,000 square feet on floors six and seven. The announcement comes following a previously announced pre-let to FTI Consulting, bringing One Exchange Square to 80% leased ahead of practical completion, with an additional 15% under offer.

Development Details

The development is located just one minute from Liverpool Street Station. The building features landscaped terraces on every floor, a striking feature reception, and an 8,000 square-foot amenity lounge within the Broadgate neighborhood.

The building is scheduled for completion in Q1 2026. During redevelopment, 90% of the existing structure was retained, supporting an anticipated 50% reduction in embodied carbon versus a typical new build office of comparable size.

Sustainability Credentials Drive Tenant Demand

One Exchange Square's environmental credentials have attracted prospective tenants seeking high sustainability and wellness performance. The development is targeting a BREEAM Outstanding rating, NABERS 5*, and Well Platinum certification. The building will be 100% electric, supporting operationally aligned net zero carbon emissions when completed.
