LBX Investments Acquires Nashville Retail Portfolio for $54.3M in JLL-Brokered Deal
LBX Investments has acquired the Infill Nashville Portfolio, a two-property retail and mixed-use portfolio totaling 134,113 square feet in Nashville's Nations–Charlotte Park corridor, for $54.3 million. JLL Capital Markets arranged the sale, representing seller Vintage South Development in the transaction announced Sept. 22, 2026.
Portfolio Overview: Breeze Block and Stateline
The Infill Nashville Portfolio comprises two recently developed properties: Breeze Block at 6100–6110 Robertson Ave. and Stateline at 5300 Centennial Blvd., both in Nashville, Tennessee. Together, the assets are 91% occupied across 25 tenants representing retail, fitness, wellness and service-oriented businesses.
Breeze Block totals 39,452 square feet and is occupied at 86%. The property functions as a neighborhood-oriented destination with retail, restaurant, wellness and office space along Robertson Avenue. Stateline is the larger of the two assets at 94,661 square feet and is 93% occupied. It offers a mixed-use blend of office, retail, health and wellness and service-oriented tenants along Centennial Boulevard. Both properties were developed within the past several years and carry limited near-term capital expenditure requirements.
At $54.3 million for 134,113 square feet, the transaction implies a price of approximately $405 per square foot. That figure represents a premium of roughly 35% to 38% over Nashville's broader retail market average sale pricing of approximately $294 to $299 per square foot recorded in the second quarter of 2026, a gap that reflects the assets' recent construction, infill positioning and tenant diversification.
Location and Submarket Context
The portfolio sits approximately 3.5 miles from downtown Nashville, with access to Interstate 40 and Interstate 65. The properties connect to Downtown Nashville, The Gulch, Midtown, Music Row, Wedgewood-Houston and Brentwood. The Charlotte Park and The Nations corridor has attracted substantial multifamily investment, new retail concepts and office users in recent years.
The submarket features a highly educated and affluent consumer base with strong household incomes and a young demographic profile. Nashville's broader retail market posted a vacancy rate of approximately 3.5% and asking rents of $31.07 per square foot in the second quarter of 2026, with annual rent growth of 5.2% and average capitalization rates near 6.3%. Retail investment volume reached $331 million in the first quarter of 2026 and $273 million in the second quarter.
The portfolio's 91% overall occupancy trails the broader Nashville market's occupied equivalent of roughly 96.5%, a gap that represents potential leasing upside for the buyer, particularly at Breeze Block, where occupancy stands at 86%.
Seller and Buyer Profiles
Vintage South Development, a Nashville-based real estate development firm founded in 2012 by Nathan Lyons, has developed more than 500,000 square feet of commercial space completed or under construction, along with more than 100 residential homes and a golf course.
