LNR Property Sells Vacant 433,528-SF 3000 Post Oak Boulevard in Houston's Galleria via JLL Online Auction
HOUSTON, Oct. 1, 2026 — JLL Capital Markets announced that it has completed the sale of 3000 Post Oak Boulevard, a vacant, 433,528-square-foot office building in Houston's Galleria submarket, on behalf of seller LNR Property.
The firm said it represented LNR Property in the sale through an online auction conducted on the RealInsight Marketplace platform.

JLL's Capital Markets Investment Sales and Advisory team represented the seller. The team was led by Managing Directors Rick Goings and Marty Hogan, Senior Managing Director Jeff Hollinden and Analyst Max Myers.

Property Details: 3000 Post Oak Boulevard
Built in 1979, 3000 Post Oak Boulevard is a 19-story tower with average floor plates of 22,800 square feet. JLL described the building as an opportunity for value-add repositioning in the Galleria submarket.
The asset became available following the departure of its long-term anchor tenant, Bechtel Engineering, whose headquarters lease expired in the fourth quarter of 2024, according to JLL.
The property includes a pre-cast concrete parking garage completed in 2014 with 2,238 spaces. JLL said the garage yields a parking ratio of 5.17 per 1,000 square feet, which the firm described as the highest in the Galleria.
Galleria Location and Access
The building sits along Post Oak Boulevard and Hidalgo Street, near the 610 West Loop and Highway 59. JLL said the property has visibility to more than 322,000 vehicles per day on Loop 610.
The location is surrounded by residential neighborhoods including River Oaks (average home value of $2.6 million), Tanglewood (average home value of $2.7 million) and Memorial Villages (average home value of $2.7 million), according to JLL.
Galleria/Uptown District Market Context
The Galleria/Uptown District spans approximately 500 acres. According to JLL, it includes more than 30 million square feet of commercial office space, six million square feet of retail space, 8,400 hotel rooms and more than 100 restaurants. The district is home to more than 2,000 companies employing 83,000 professionals and generates more than $3.6 billion in annual retail sales, JLL said, describing it as the fourth-largest retail complex in the country.
JLL also characterized the district as the 15th-largest business district in the United States, drawing more than 30 million visitors annually.
