Long Harbour Expands Single Family Portfolio With Real Estate Acquisition in Horsham and Great Dunmow
December 1, 2025 — Long Harbour has agreed to forward fund 258 single family rental homes from Dandara across Horsham, West Sussex, and Great Dunmow in Uttlesford, Essex, according to an announcement from the real estate investment manager.
The transaction covers 193 homes at Mowbray Village in Horsham and 65 homes in Great Dunmow. Both schemes will be developed by Dandara, one of the United Kingdom’s largest privately owned housebuilders. The deal forms part of Long Harbour’s latest Single Family Housing vehicle, which is deploying up to £600 million into single family housing assets, with a total target raise of £1.2 billion.
Real estate acquisition supports South East housing delivery
Mowbray Village, located on the northern edge of Horsham, is a mixed-use development planned to deliver 2,750 new homes, 500,000 square feet of employment space, a supermarket, and a sports campus. Long Harbour’s portion of the project is situated close to Horsham town centre and within walking distance of Littlehaven Station. The site offers direct train access to London in about 51 minutes and proximity to the M23 motorway and Gatwick Airport, approximately 10 miles away.
Horsham and Great Dunmow are established residential locations that continue to attract investment. Horsham benefits from a range of amenities and transport links supporting a growing rental sector, while Great Dunmow offers small-town living within reach of London and Cambridge. Market analysis by Knight Frank forecasts employment growth of 24.4% in the Great Dunmow area by 2044, exceeding the UK average of 15%.
Development across two key markets
Great Dunmow, located in Uttlesford, provides connectivity to London through nearby Bishop’s Stortford and Stansted Airport stations, with travel times to Liverpool Street or Tottenham Hale of under 48 minutes. The town’s location within West Essex and its proximity to the Oxford-Cambridge Arc contribute to its appeal for residents and investors.
The forward funding model enables Long Harbour to secure a pipeline of rental homes early in the development process while maintaining operational control post-completion. This structure aligns with the firm’s strategy of expanding its single family rental platform amid continued demand for modern, professionally managed rental housing.
Capital markets advisors on the transaction included Knight Frank, Newmark, and Savills.
