Longpoint Acquires $195 Million Miami Industrial Portfolio, Adding 730,000 Square Feet in Miami-Dade

The portfolio spans 729,901 square feet on approximately 41.8 acres across established Miami industrial submarkets, deepening the Boston-based private equity real estate firm's presence in a market it has targeted for years.

Portfolio Details and Pricing

The 10 buildings average approximately 72,990 square feet each and were 90% occupied at the time of acquisition by 74 tenants, with an average tenant size of roughly 9,864 square feet. Longpoint paid approximately $267 per square foot for the portfolio — above the regional industrial sales average of roughly $238 per square foot, reflecting a premium consistent with small-bay infill product in supply-constrained locations.

The buildings offer clear heights ranging from 17 to 25 feet, 231 loading positions, and front and rear loading configurations. The portfolio carries a 40% floor area ratio across its roughly 41.8 acres, a characteristic Longpoint highlighted as part of the value proposition for flexible industrial users. The tenant base is diversified, with the small average bay size aligning with multi-tenant, service-oriented industrial demand typical of Miami's infill submarkets.

The portfolio's configuration — mid-bay clear heights, multi-tenant occupancy, and functional loading — positions it for a broad range of light distribution, logistics, and service-contractor users rather than large-format bulk fulfillment.

The $195 million portfolio transaction represents a significant scaling of that strategy.

Vacancy in the county has been plateauing in the mid-single digits, and modern infill product continues to trade at a premium to national industrial pricing benchmarks. Better-quality assets in Miami-Dade have traded at cap rates near 5.9%, compared with 7% or higher in other Florida markets, reflecting the county's status as one of the tighter small-bay warehouse markets in the country.

Longpoint cited Miami's population growth, proximity to major consumer markets, and transportation infrastructure as factors supporting sustained demand for well-located industrial space. The firm's focus on infill locations where new supply is difficult to create aligns with the structural constraints that have kept Miami-Dade vacancy relatively low even as broader industrial markets have softened.
