Lument has closed a $14.4 million Fannie Mae Multifamily DUS® loan to finance the acquisition of Aspen Forest, a 144-unit garden-style apartment community in Houston, Texas, the firm announced April 27, 2026. The borrower is Cube Equity Group, a vertically integrated commercial real estate investment and management firm focused on multifamily real estate in the Houston metro area.

Loan Structure and Financing Terms

The Fannie Mae Multifamily DUS® conventional loan carries a fixed interest rate, a five-year term with partial interest only, and a 30-year amortization period. Ted Nasca, a managing director at Lument based in Chicago, led the transaction on behalf of the lender.

"It was a pleasure collaborating with Cube Equity Group's leadership to deliver an optimal outcome under a very tight timeline despite unforeseen hurdles," Nasca said. "The Lument credit team played a key role in navigating the deal throughout the entire underwriting process and steering to a successful closing."

James Yang, managing partner at Cube Equity Group, credited Lument's team with guiding the borrower through the process. "Lument's team was instrumental in guiding us through this process with their expertise and professionalism," Yang said. "We look forward to continuing our working relationship with Lument as we continue to deliver exceptional returns to our investors."
