Magnolia Equity Partners Secures Five-Year Refinancing for 37-Unit Fort Worth Mixed-Use Portfolio

JLL Capital Markets has arranged refinancing for a two-building mixed-use portfolio owned by Magnolia Equity Partners in Fort Worth, Texas, the firm announced Sept. 14. The portfolio — comprising the Supreme Golf Building and Sawyer Grocery — totals 37 residential units and approximately 36,141 square feet of ground-floor retail space in the city's Near Southside neighborhood.

A life insurance company provided the five-year, fixed-rate, non-recourse loan, which carries full-term interest-only payments. The two properties serve as cross-collateralized collateral for the financing. JLL worked on behalf of the borrower, Magnolia Equity Partners, a multifamily investor-operator based in Fort Worth that focuses on value-add real estate investing and partnerships.

Portfolio Properties

The Supreme Golf Building, located at 201 South Calhoun Street, was originally constructed in 1913 and renovated in 2018. The property contains 23 residential units with an average unit size of 988 square feet and 25,124 square feet of ground-floor retail space occupied by 16 tenants. The building is 100% occupied. Among its retail tenants is The Social Space, a 12,811-square-foot event venue. Residential units at the property feature loft-style layouts with open floor plans, concrete floors, and exposed brick.

Sawyer Grocery, at 201 South Main Street, was built in 1918 and also renovated in 2018. The property contains 14 upper-floor residential units averaging 624 square feet each and 11,017 square feet of ground-floor retail space leased to five tenants. The property maintains 97% occupancy. The building is recognized as part of the South Main Street Historic District, with the Sawyer name tied to a grocery operation on the site dating to the late 19th century.

Near Southside Market Context

Both properties are situated in Fort Worth's Near Southside neighborhood, which has seen significant population growth over the past decade. Between 2015 and 2025, the population in the Near Southside census tracts grew 34%, surpassing 12,000 residents, driven by high-density residential development and an influx of boutique retail and dining establishments. The neighborhood is walkable to Sundance Square in downtown Fort Worth and benefits from proximity to major employers including three major hospitals, Lockheed Martin, American Airlines, and Texas Christian University.
