Marcus & Millichap Closes Six-Property, 537,962-Square-Foot Self-Storage Portfolio Sale in Oregon
PORTLAND, Ore. — Marcus & Millichap has closed the sale of a six-property self-storage portfolio spanning 537,962 square feet and 3,545 units across Oregon, the firm announced Aug. 5, 2026. The portfolio, operating under the Secure Storage brand, includes assets in Ashland, Bend, Prineville, Redmond, Hood River, and Hillsboro.
Portfolio Overview and Property Locations
The six Secure Storage properties are located at 2855 Hwy. 66 in Ashland; 63031 OB Riley Road in Bend; 2200 NE Buckboard Lane in Prineville; 3001 NW Canal Blvd. in Redmond; 1400 Tucker Road in Hood River; and 4800 NE Cornell Road in Hillsboro. The portfolio spans both larger Oregon metros and smaller regional markets, representing a geographically diversified self-storage platform.
Ground-level access covers 100% of the portfolio's rentable square footage across all six sites, a feature that supports customer convenience and operational efficiency. Two of the six properties include dedicated land for future expansion, providing the buyer a path to grow the portfolio without requiring new site acquisition.
Brokerage Team and Seller Representation
Adam Schlosser, executive managing director of the LeClaire-Schlosser Group of Marcus & Millichap, along with Keith Phillips and Dean Trammell of Marcus & Millichap, represented the seller. David Tabata, Marcus & Millichap's Oregon broker of record, also participated in the transaction.
"This family owned and operated portfolio reflects true pride of ownership as each of the six properties has been meticulously maintained and consistently reinvested in throughout the duration of ownership," Schlosser said. "That quality, combined with strong in-place performance across every asset, gave the next investor a rare opportunity to acquire a turnkey portfolio with room to grow."
The portfolio was family-owned and operated. The buyer's identity, sale price, cap rate, and financing terms were not disclosed.
Self-Storage Market Context
The transaction reflects continued investor interest in stabilized self-storage assets that offer immediate cash flow alongside visible growth optionality. In a financing environment where capital costs remain elevated, portfolios that are already operational and well-maintained can attract buyer interest on the basis of near-term income and reduced near-term capital expenditure requirements. The two expansion-ready sites within this portfolio provide an embedded growth path that does not require new land acquisition or the full cost and timing risk associated with ground-up development.
The portfolio's 100% ground-level access across all rentable square footage is a meaningful operational characteristic in self-storage, as it improves customer convenience compared with multi-story formats that require elevator access or interior circulation. The brokerage team cited the seller's long-term ownership and reinvestment history as a factor supporting the portfolio's marketability.
