MCB Real Estate and Vinecrest Capital Acquire 421,182-SF Pinnacle One Industrial Warehouse in Laredo

LAREDO, Texas — MCB Real Estate announced Oct. 1 that it has acquired Pinnacle One, a newly constructed 421,182-square-foot Class A industrial cross-dock facility at 1401 Nicolas D. Hachar Road in Laredo, Texas. The firm partnered with Dallas-based Vinecrest Capital, which served as co-general partner (Co-GP) on the transaction.
The property is fully leased to Source Logistics, a third-party logistics provider based in The Woodlands, Texas. The acquisition adds an industrial asset to the Baltimore-based firm's growing Texas holdings.
Pinnacle One Property Details
Pinnacle One was completed in 2024 and sits on 25.82 acres. The building includes 3,680 square feet of office space and 32-foot ceilings. It has 109 dock-high doors, four drive-in ramps, 173 trailer parking spaces and 206 car spaces.
The facility is about six miles from the World Trade Bridge and 18 miles from the Colombia Bridge. It is approximately seven miles from Interstate 35 and is expected to gain direct access to the interstate when the Hachar-Reuthinger Parkway expansion is completed in 2027.
Source Logistics operates 25 national locations and uses the Pinnacle One location to serve its global clients. The company has historical ties to Mexican cross-border trade.
Laredo Trade Volume and Industrial Demand
Laredo is the top trading port in the United States by dollar value, handling $236.2 billion in trade through July 2026, a 14.7% increase from the same seven months a year earlier. More than 18,000 commercial trucks cross the border at the Port of Laredo daily. Two-way commerce in August reached roughly $38.56 billion, up 28.5% from a year earlier, with Mexico accounting for about 97.6% of the city's trade that month.
Air cargo moves through Laredo International Airport, and rail service is provided by Union Pacific and Canadian Pacific Kansas City, giving industrial users highway, air and rail access from one location. About 41% of all U.S.-Mexico trade moves through Laredo, and companies continue shifting manufacturing from Asia to Mexico. Monterrey, the primary manufacturing hub in Mexico, sits about two hours south of Laredo, which positions the city as a gateway for first-touch logistics such as transloading, custom sorting and bonded warehousing.
Market data for the Laredo industrial sector varies by source. One 2026 analysis reported 4.5% industrial vacancy, 4.5% year-over-year rent growth and industrial cap rates of approximately 5.75% to 6.50%. A separate listing-based source reported 22.2% vacancy and 2.8% annual asking-rent growth. The difference likely reflects varying methodologies, submarket boundaries and treatment of newly delivered or speculative space.
Pinnacle One's lease to Source Logistics carries a weighted average lease term of approximately 3.8 years.

The Laredo acquisition follows other recent Texas purchases by MCB Real Estate, including Northwoods Shopping Center in October 2025 and the January 2026 acquisition of Epic Real Estate Partners' entire 2.2 million-square-foot retail portfolio, which added $575 million in assets under management.
