MLG Capital, the Brookfield, Wisconsin-based investment firm, has acquired a six-building industrial portfolio totaling 954,072 square feet spread across key submarkets of the Indianapolis metropolitan area, with EQT Real Estate as the seller and Colliers serving as the broker on the transaction, according to an announcement dated July 9, 2026.

Portfolio Overview: Six Buildings Across Three Indianapolis Submarkets

The portfolio comprises properties at 7555 Woodland Drive, 7645 Woodland Drive, 5350 Lakeview Parkway and 7601 Winton Drive in Indianapolis, as well as 12001 Exit 5 Parkway in Fishers and 1380 Perry Road in Plainfield, Indiana. Four of the six buildings are located within Park 100, one of Indianapolis' largest industrial parks, offering direct access to Interstates 465 and 65. The Fishers asset provides access to Interstate 69, while the Plainfield property sits near Indianapolis International Airport and the FedEx Express National Hub.

At the time of sale, the portfolio was 90% leased to 10 tenants, with a weighted average lease term of 4.64 years. Suite sizes range from approximately 24,000 square feet to more than 260,000 square feet. Approximately 40% of the portfolio's total square footage is leased to investment-grade tenants.

Colliers Industrial Capital Markets advisors Alex Cantu, Alex Davenport, Jeff Devine, Steve Disse and Tyler Ziebel represented EQT in the transaction. Local market advisors Jason Speckman, Jimmy Cohoat and Andrea Hopper partnered with the capital markets team on the assignment.
