Mana Common, led by Chairman and CEO Moishe Mana, has acquired 110 Tower, a 30-story Class A office building in Downtown Fort Lauderdale, for $89 million, the firm announced Oct. 8, 2026. The purchase marks Mana Common's first major move into Downtown Fort Lauderdale.

The property, located at 110 SE 6th Street, was sold by GV IP 110 Tower Owner LLC. The transaction closed Sept. 24, 2026, and City National Bank of Florida provided financing of approximately $66.25 million.

Deal Details: Moishe Mana's 110 Tower Acquisition

CBRE represented the seller. The CBRE team consisted of Christian Lee, Sean Kelly, Tom Rappa and Matthew Lee. The seller entity is associated with Gem Realty Capital.

The $89 million price equates to roughly $226 per square foot based on a 394,057-square-foot office figure. The loan amount represents approximately 74% of the purchase price. The financing was arranged through two notes and structured as part of a 1031 exchange.

Gem Realty Capital paid approximately $112.9 million for the property in 2016, meaning the 2026 sale price was about 21% below that earlier purchase price.

About 110 Tower in Fort Lauderdale's Civic Core

Mana Common describes 110 Tower as standing 30 stories tall and covering roughly 400,869 square feet, making it the tallest office building in Fort Lauderdale's Central Business District. Other property records cite approximately 394,057 square feet for the office tower. A larger figure of roughly 777,250 square feet also appears in transaction reporting and appears to encompass the broader property, including the parking garage.

The building was constructed in 1987 and renovated in 2015. Tenants have access to floor-to-ceiling glass with ocean views, a full-service fitness center, multiple dining options, a conference facility and event spaces featuring an outdoor terrace. Up to approximately 9,280 square feet was listed for lease.

The tower sits within Fort Lauderdale's Civic Core, adjacent to the Broward County Courthouse and Judicial Complex and near the new $245 million Federal Courthouse. Mana Common said the surrounding concentration of legal and government institutions positions the property to serve businesses and organizations operating in the city's growing downtown district.

Mana Common Expands Beyond Miami

The purchase takes Mana Common beyond its core footprint in Downtown Miami, Wynwood and Allapattah. The firm said the deal is part of a larger, ongoing investment push across South Florida by Moishe Mana, whose portfolio spans real estate, technology, culture and community initiatives in those Miami-area districts and now Fort Lauderdale.

Fort Lauderdale Office Market Context

The sale occurred as Broward County's office market showed signs of stabilization rather than full recovery. In the second quarter of 2026, vacancy stood at 13.2%, and the market recorded 57,400 square feet of negative absorption. Leasing activity exceeded 570,000 square feet during the quarter, bringing year-to-date leasing volume to approximately 1.2 million square feet.

The transaction shows that well-located office assets in Fort Lauderdale's central business district can still attract institutional-scale capital despite elevated vacancy levels.
