Morgan Stanley Real Estate Investing Acquires 300-Unit Class A Senior Housing Portfolio in Central Florida With AgeWell Senior Living
Morgan Stanley Investment Management, through investment funds managed by Morgan Stanley Real Estate Investing (MSREI), has acquired a Class A seniors housing portfolio located in the Orlando and Tampa metropolitan areas of Central Florida, the firm announced Aug. 31, 2026. The portfolio comprises two communities totaling 300 units across independent living, assisted living, and memory care. AgeWell Senior Living, a Florida-based seniors housing operator, will continue to manage both communities.
Portfolio Details and Operator Continuity
The two Class A communities are described as modern properties offering a continuum of care alongside resort-style amenities. By retaining AgeWell Senior Living as operator post-acquisition, Morgan Stanley is pursuing an institutional ownership model paired with an experienced third-party operator rather than assuming direct operations.
AgeWell Senior Living, which rebranded from AgeWell Solvere Living in March 2026, has managed senior living communities across the country since 2008 and currently operates properties in eight states spanning independent living, assisted living, and memory care.

MSREI's Growing Seniors Housing Platform
The acquisition brings MSREI's seniors housing portfolio to ownership interests in 13 senior living communities across the United States. Funds managed by MSREI have been actively investing in seniors housing since 2022, and the firm has built its platform through partnerships with multiple experienced operators across demographically strong markets.
Prior transactions in the sector include a $305 million acquisition in December 2025 of a three-property MorningStar Senior Living portfolio near Denver totaling 463 units, with MorningStar remaining as operator, as well as the acquisition of an eight-community Brightview Senior Living portfolio from Harrison Street. Across all investment vehicles, MSREI has partnered with three senior living operators and invested in 30 senior living communities since 2022, with the 13-asset figure in the current announcement reflecting ownership interests at a specific fund level.

The firm's focus on Class A, amenity-rich product in high-growth markets reflects a broader institutional thesis: newer-vintage communities with resort-style offerings are positioned to capture demand from a growing senior population. By pairing institutional capital with an operator already embedded in these communities, MSREI is executing a capital-upgrade, operating-continuity strategy.
