Newmark has arranged a $163 million Fannie Mae refinancing for a multifamily portfolio owned by LaSalle Investment Management, the firms announced July 20. The transaction refinances an existing cross-collateralized Fannie Mae credit facility covering 833 units across three communities in Washington, D.C., Falls Church, Virginia, and Hillsboro, Oregon.

Deal Structure and Terms

The refinancing consolidates multiple existing fixed-rate facility tranches into a single five-year, variable-rate tranche. According to the announcement, the structure is designed to maximize borrower flexibility while maintaining conservative leverage and strong credit metrics. The resulting facility also preserves LaSalle Investment Management's ability to accommodate future advances and collateral additions.

Portfolio Properties

The three-property portfolio includes 14W Apartments at 1315 W Street NW in Washington, D.C.; Pearson Square at 410 South Maple Avenue in Falls Church, Virginia; and Nexus at Orenco Station at 1299 NE Orenco Station Parkway in Hillsboro, Oregon. All three are multifamily properties. The announcement does not break down the 833-unit total by individual asset, and occupancy figures and in-place rents were not disclosed.
