Newmark Arranges $207.5M Sale and Acquisition Financing of 1.38M SF Shallow-Bay Logistics Portfolio
Newmark Group, Inc. (Nasdaq: NMRK) has arranged the sale and acquisition financing of a 19-property, 1.38-million-square-foot shallow-bay logistics portfolio spanning the Dallas-Fort Worth, Chicago, Cincinnati and Indianapolis metro areas, the firm announced May 5, 2026. Mapletree Investments sold the portfolio to a joint venture between Dalfen Industrial and an unnamed global asset manager for $207.5 million.
Deal Structure and Financing
The acquisition was supported by a $150.9 million loan from Wells Fargo, secured on behalf of the buyer. Newmark Co-President, Global Debt & Structured Finance Jordan Roeschlaub, Vice Chairman Christopher Kramer, Managing Director Chris Lozinak and Associate Director Dan Axelson arranged the financing.
On the investment sales side, Newmark President and Global Head of Industrial & Logistics Capital Markets Jack Fraker, Senior Managing Director Dom Espinosa and Associate Travis McEldowney advised the seller. Executive Vice Chairman Terry Coyne and Vice Chairmen Melissa Copley and Bert Sanders cooperated on the transaction. Vice Chairmen and Co-Heads of Texas Industrial Capital Markets Dustin Volz and Stephen Bailey, along with Managing Director Zach Riebe, also assisted.

"By connecting a high-quality, well-leased set of assets with investors seeking strategic, in-demand locations, we were able to deliver a seamless transaction that advances Mapletree's U.S. strategy while meeting the acquisition goals of the buyer."
Portfolio Details
The 19-property portfolio is concentrated in the Dallas-Fort Worth metroplex, which accounts for 13 of the assets, with four properties in the Chicago metro and one each in Cincinnati and Indianapolis. The portfolio averages 72,614 square feet per building, with clear heights reaching up to 28 feet and versatile loading configurations designed to serve a range of logistics and distribution tenants. The properties are more than 94% leased.
Market Context: Industrial Transaction Volume
According to Newmark Research, U.S. industrial sales in the fourth quarter of 2025 increased 12% year-over-year, with transaction volume rising sequentially each quarter. Fourth-quarter 2025 activity registered the highest volume since 2022, reflecting continued investor demand for well-leased, strategically positioned industrial properties.
About the Parties
Mapletree Investments is the seller of the portfolio. Dalfen Industrial is the identified partner in the buying joint venture. The identity of the global asset manager joint venture partner was not disclosed.
Newmark reported revenues of more than $3.4 billion for the twelve months ended March 31, 2026, and operates from more than 185 offices with over 9,600 professionals across four continents.
