Newmark Arranges $30.9 Million Sale of Trellis West R&D Campus in Hillsboro to SKB and KCB Partners
Newmark announced it has arranged the $30.9 million sale of Trellis West, a 214,152-square-foot advanced manufacturing and R&D campus in Hillsboro, Oregon, to buyer SKB and KCB Partners. The firm announced the transaction on October 1, 2026.
Newmark Director Kellen Kollmorgen represented the seller in the transaction. Newmark Portland Market Leader and Managing Director Travis Parrott and Managing Director Josh Schweitz led leasing efforts at the property.
Newmark Capital Markets Team Behind the Trellis West Sale
Newmark's Western Region Capital Markets group brought the transaction to fruition by leveraging its client relationships, the firm said. Support came from group President and Executive Vice Chairman Steve Golubchik and Senior Managing Director Darren Hollak. Golubchik leads strategy for the group, which includes Kollmorgen.
Golubchik said Newmark is seeing congruity between Bay Area and Pacific Northwest bid pools, particularly for R&D and advanced manufacturing product. "Investors who have been active in Silicon Valley are looking at the Silicon Forest with the same underwriting lens — durable, mission-critical tenancy tied to the semiconductor supply chain, at a meaningful basis discount to Bay Area pricing. Trellis West fits that thesis directly," he said.
Trellis West Property Details and Tenant Roster
Trellis West is a four-building campus that is currently 90% leased. It is anchored by semiconductor industry leaders Applied Materials and KLA. Approximately 90% of the property's tenant roster operates within the semiconductor ecosystem, spanning global equipment manufacturers, process-control and metrology firms, materials suppliers and emerging innovators.
The property offers more than 5.5 megawatts of power, loading capabilities and highly specialized buildouts. Tenants also have access to The Mill, a 10,280-square-foot amenity suite featuring a fitness center, café, tenant lounge and conference and training facilities, as well as extensive outdoor amenities. Tenants have collectively invested nearly $7 million into their own spaces at the property.
"Trellis West offers exactly what today's advanced manufacturing and R&D tenants are looking for — functional, amenity-rich space embedded in one of the country's most established semiconductor clusters," Kollmorgen said. "The depth and quality of this tenant roster made this a rare opportunity for investors targeting long-term exposure to a market positioned for continued growth in advanced manufacturing."
Leasing Activity Ahead of the Sale
Parrott and Schweitz began leasing advisory services for Trellis West in May 2025 to help stabilize the property. They secured nearly 87,000 square feet across five separate leases at market-high rents, according to the firm. In addition to KLA, the team landed commitments from SemiAnalysis, Chempower Corporation, Onto Innovation and Hyve Solutions. Previous ownership executed more than 60,000 square feet of leasing activity over the past 12 months.

Hillsboro's Sunset Corridor Market Context
Trellis West is located less than three miles from Intel's Ronler Acres and Hawthorn Farms campuses, within Oregon's Silicon Forest, one of the nation's largest and most established semiconductor clusters. Semiconductor-related users continue to grow their presence in the region's Sunset Corridor alongside investments in Silicon Valley.
According to Newmark Research, Hillsboro's Sunset Corridor remains one of the Portland region's most supply-constrained advanced manufacturing and flex markets. The submarket represents approximately half of the region's flex and advanced manufacturing inventory, alongside limited new development, highly educated talent pools and proximity to major semiconductor employers. Industrial vacancy in the corridor was 5.2% at the end of the second quarter of 2026, among the lowest rates in the Portland market, while available sublease inventory has declined by more than half over the last year.
