Newmark has arranged the sale and acquisition financing of 100 Bayview, a 346,335-square-foot Class A office building at 100 Bayview Circle in Newport Beach, California, the firm announced Sept. 2, 2026. Granite Properties sold the asset to a private investor in a transaction that underscores continued private-capital appetite for institutional-quality office product in Orange County.
Deal Team and Transaction Structure
Newmark Co-Head of U.S. Capital Markets Kevin Shannon, Vice Chairmen Paul Jones and Ken White, and Senior Managing Director Brandon White represented seller Granite Properties in the transaction. Newmark Co-President of Global Debt & Structured Finance Jonathan Firestone and Vice Chairman Blake Thompson arranged the financing on behalf of the buyer.
"This sale is a compelling and rare acquisition in Newport Beach," Jones said. "The buyer will benefit from Granite's strong institutional ownership, quality asset management and recent leasing execution, which will generate strong cash flows for the foreseeable future."
Shannon characterized the deal as part of a broader trend. "This transaction represents another example of private capital buying Class A office product at a discount to replacement cost and prior peak pricing at a time where the leasing fundamentals have clearly turned," he said.

Built in 1989 and extensively renovated in 2019, 100 Bayview comprises two six-story office towers totaling 346,335 square feet on approximately 6.3 acres. The property was 88% leased at the time of sale to a diversified roster of 36 tenants, with a weighted average lease term of 4.9 years.
Physical features include an expansive atrium lobby, efficient floor plates, private balconies throughout, and views of Back Bay. The 2019 renovation program included upgrades to the lobby, outdoor common areas, and amenity zones — including a fitness center — as well as the pursuit of LEED Gold and Fitwel certifications. The property sits within a mixed-use campus that includes a 250-room Marriott hotel, Starbucks, three restaurants, and additional retail and personal services.
The asset is located immediately adjacent to the SR-73 Freeway with access to I-55 and I-405, and is approximately five minutes from John Wayne Airport. Fashion Island and South Coast Plaza are both within 10 minutes of the property.

Notable leases executed during Granite's ownership include a 53,478-square-foot headquarters lease signed by Best Choice Products in December 2023 and a lease of more than 11,000 square feet by Signature Bank for a private client banking office. Flexible office operator Industrious also occupies space at the property.
Granite acquired 100 Bayview in September 2018 for approximately $125.6 million, or about $363 per square foot — at the time the largest single-property office transaction of the year in the John Wayne Airport submarket. The property was roughly 60% leased at acquisition, meaning Granite's hold period encompassed a substantial lease-up and repositioning effort that brought occupancy to 88% by the time of the current sale.
