Newmark Arranges Sale of 128,994-SF Advanced Manufacturing Asset in Emeryville, California

Newmark has completed the sale of Atrium Labs, a 128,994-square-foot advanced manufacturing property located at 1650 65th Street in Emeryville, California, the firm announced May 5, 2026. The sale price was not disclosed, and both the buyer and seller remained undisclosed.

The transaction was arranged by Newmark Executive Vice Chairman and President of Western Region Capital Markets Steven Golubchik, Vice Chairman Edmund Najera, Senior Managing Director Darren Hollak, and Associate Director Brendan Raney, who represented both parties in the deal.

Property Features and Recent Upgrades

Atrium Labs offers 6,000 amps of electrical power, 27-foot clear heights, and suite sizes ranging from 30,000 square feet to full-building occupancy. The property was vacant at the time of sale and is available for immediate occupancy. Prior ownership invested significant capital in the asset, completing spec work, base building improvements, and power infrastructure upgrades ahead of the marketing process.

Investor Demand for Advanced Manufacturing Product

According to Golubchik, the marketing process generated broad interest from qualified buyers. "The marketing process for Atrium Labs generated substantial investor interest from a qualified bid pool," he said. "Investors are focused on advanced manufacturing product throughout the San Francisco Bay Area with outsized existing power, on-site loading and good clear heights."

Emeryville's position as a hub for advanced manufacturing companies has been reinforced by its proximity to UC Berkeley and direct access to regional freeways including the 24, 80, 580, and 880. According to Newmark Research, Emeryville was one of the few R&D markets in the northern East Bay to record positive net absorption in 2025.
