ORANGE, Calif. — December 22, 2025Newmark announced it arranged the $89 million sale and $57 million financing of Orange City Square, a 392,523-square-foot Class A office campus in Central Orange County. The transaction involved the sale of the repositioned property by Granite Properties to MGR Real Estate.

Office Real Estate Transaction Details

Located at 750, 770, 790 and 840 The City Drive South in Orange, the 14.1-acre campus includes three office buildings totaling 383,558 square feet and an 8,966-square-foot retail component. The property was 84% leased to 58 tenants at the time of sale. Amenities include renovated lobbies, a customer lounge, fitness center, two conference centers, and outdoor event space with Wi-Fi and BBQ facilities.

Newmark Co-Head of U.S. Capital Markets Kevin Shannon, Vice Chairmen Paul Jones and Ken White, and Senior Managing Director Brandon White represented the seller, Granite Properties. Newmark Co-President of Global Debt & Structured Finance Jonathan Firestone and Vice Chairman Blake Thompson arranged $57 million in financing for the buyer, MGR Real Estate.

Orange City Square is located adjacent to the SR-22 freeway with access to I-5 and SR-57, and is near The Outlets at Orange and the Platinum Triangle district. According to Newmark, the sale reflects private capital’s interest in Class A office assets trading below replacement cost. Jones stated that the property’s asset management and leasing momentum are expected to support stable cash flows.
