GREER, S.C. — June 15, 2026 — NewPoint Real Estate Capital has originated a $34.5 million bridge-to-agency loan for the refinance of a 257-unit multifamily property in Greer, South Carolina, the firm announced. The transaction provides the borrower with short-term capital to advance the property's lease-up strategy before transitioning to permanent agency debt.
Deal Structure and Terms
The loan carries an initial two-year term with a one-year extension option, giving the borrower a potential runway of up to three years to stabilize the asset. NewPoint Senior Managing Director John Motzel originated the financing.
"Bridge financing continues to play an important role for multifamily sponsors navigating lease-up and transitional periods," Motzel said. "In this case, we were able to provide a flexible solution that supports the borrower's refinancing objectives while positioning the property for long-term success as leasing activity progresses."
