Nomura Real Estate Development Co., Ltd., a subsidiary of Nomura Real Estate Holdings, Inc., announced May 26 that it has entered a joint venture to develop Maison Privée, a 490-residence luxury condominium project within the Ciputra township in Hanoi, Vietnam. The real estate development venture is structured alongside Capital Developments Vietnam and Mitsubishi Estate Co., Ltd., marking Nomura Real Estate's first participation in central Hanoi's residential landscape.

A Rare Prime Location in Hanoi's Ciputra Township

The Maison Privée project is situated within the Ciputra township in Hanoi, described by Nomura as a prestigious residential area offering strong convenience and a rich living environment. Nomura Real Estate Development characterized the site as a rare prime location within the township.

The project is structured as a high-end, for-sale residential development. At 490 units, Maison Privée is a high-rise luxury residential project that pairs elevated specifications with the aim to obtain what would be Vietnam's first health and well-being pre-certification for homes under the WELL Building Standard.

Joint Venture Partners

By structuring the deal as a joint venture, Nomura Real Estate Development is partnering with CapitaLand Development Vietnam, headquartered in Singapore, and Mitsubishi Estate Co., Ltd., headquartered in Chiyoda-ku, Tokyo, with Representative Corporate Executive Officer, President and Chief Executive Officer Atsushi Nakajima. Nomura Real Estate Development is headquartered in Minato-ku, Tokyo, and is led by President and Representative Director Daisaku Matsuo. According to the company's announcement, the joint venture aims to expand Nomura's premium high-rise residential segment and further broaden its value-creation domains.

WELL Pre-Certification

A stated element of the Maison Privée project is its pursuit of Vietnam's first WELL pre-certification for a residential development. The announcement identifies this health and well-being pre-certification as a key feature of the project's positioning alongside its elevated specifications.
