OmniTRAX, Inc. Acquires 25-Acre Industrial Outdoor Storage Site in Casa Grande, Arizona

OmniTRAX, Inc., The Broe Group's rail and real estate affiliate, has acquired approximately 25 acres of industrial outdoor storage land in Casa Grande, Arizona, adding to its existing rail-served portfolio in the Phoenix market. The company announced the transaction on Sept. 24, 2026.
The site is located near the intersection of Thornton Road and Peters Road in Casa Grande and sits within a corridor occupied by industrial users including Hexcel Corporation, Lucid, LKQ, Tractor Supply Company and Wright Asphalt. OmniTRAX said the parcel will support industrial outdoor storage and transload services for customers operating across Phoenix and the broader Southwest region.
Rail Connectivity at the Core of the Strategy
The Casa Grande acquisition is directly tied to OmniTRAX's earlier purchase of the Sonoran Valley Railroad, which serves the Central Arizona Commerce Park — a 679-acre industrial park situated midway between Phoenix and Tucson. By pairing rail infrastructure ownership with land acquisition, OmniTRAX is positioning the new parcel to offer rail-served storage, transloading and logistics solutions to industrial customers who require alternatives to conventional warehouse space.

"The location combines exceptional rail connectivity with custom transload and logistics solutions in one of our nation's highest population centers."
The transaction extends OmniTRAX's role at the Central Arizona Commerce Park and reflects an integrated approach in which the company controls both the rail operations and the surrounding real estate.
Part of a $100 Million National Network Commitment
OmniTRAX has linked the Casa Grande investment to a broader $100 million commitment to establish a national network of rail-served real estate sites. The company describes the strategy as providing multiple supply chain solutions for clients operating across multiple markets. The announcement did not specify how much of that commitment has been deployed to date or what portion is allocated to Arizona.
The 25-acre parcel represents approximately 1.09 million square feet of land area.
Phoenix IOS Demand Outpacing National Trends
OmniTRAX cited manufacturing growth and nearshoring activity as the primary demand drivers behind the acquisition. The Casa Grande submarket benefits from the high density of advanced manufacturing infrastructure in South Phoenix and proximity to the Arizona-Mexico border, which the company said creates geographic advantages for nearshoring operations.
The broader Phoenix industrial market has shown tightening conditions heading into the second half of 2026. The market recorded approximately 6.3 million square feet of net absorption in the second quarter of 2026, compared with 2.3 million square feet of new deliveries, pushing total vacancy down to roughly 10.9%. Separate research estimates place second-quarter vacancy between 9.6% and 10.8%, with average asking rents ranging from approximately $1.09 to $1.15 per square foot per month on a triple-net basis.
Industrial outdoor storage represents a specialized segment within that broader market. IOS properties typically require large, improved yards with limited building area, making them difficult to replicate in established industrial corridors where land is scarce and zoning can be restrictive. A rail-served IOS yard can also substitute for some warehouse capacity by providing outdoor staging, bulk-material handling and transload functions — capabilities that are increasingly relevant as manufacturing investment in the Phoenix region grows.
