Oxford Properties Group announced record-breaking annual sales figures across its three Greater Toronto Area shopping centres in 2025, according to the International Council of Shopping Centers' (ICSC) annual report on shopping centre sales performance. The results mark continued growth at Yorkdale Shopping Centre, Square One in Mississauga, and Scarborough Town Centre (STC) in the eastern GTA.

Yorkdale Leads Canadian Retail Performance

Yorkdale Shopping Centre achieved $2,368 in sales per square foot in 2025, a figure Oxford Properties Group described as cementing its position as Canada's top-performing shopping centre for a decade. The result represents a 34 percent increase since 2021 and exceeds the next-highest Canadian shopping centre by more than $700 per square foot, according to the firm.

The centre's 2025 performance followed the opening of Simons' first Toronto-based store, as well as Canadian retail debuts for Gentle Monster and AMI Paris. Oxford Properties Group also noted that Yorkdale is set to complete a new luxury corridor later in 2025 when a Gucci boutique opens. The centre already counts Brunello Cucinelli, Dior, Loewe, Loro Piana, Jimmy Choo, Maison Margiela, Moncler, RIMOWA, Saint Laurent, Tom Ford, and Versace among its luxury tenants.

Square One and Scarborough Town Centre Post Multi-Year Gains

Square One in Mississauga recorded $1,396 in sales per square foot in 2025, an 8.6 percent increase from 2024 and a 67 percent increase since 2021. Oxford Properties Group noted that the centre is situated within the rapidly growing City of Mississauga and is adjacent to Square One District, a mixed-use community development.

Scarborough Town Centre surpassed $1,000 in sales per square foot for the first time in 2025, reaching $1,073 per square foot — an 11.1 percent increase from 2024 and an 84 percent increase since 2021. Oxford Properties Group said STC's 2025 performance is indicative of its evolution into a regional shopping destination of significance. The centre serves as a cultural hub, hosting the Scarborough Walk of Fame, the BreakTO breakdancing competition, and local arts and cultural festivals including the Caribbean Carnival. It is also home to one of the largest WINNERS stores in the region.
