Patron Capital and INBRIGHT Acquire 14,700-Square-Meter Light-Industrial Property in Cologne-Niehl from Rhenus SMG

Patron Capital and INBRIGHT have acquired a light-industrial property totaling approximately 14,700 square meters in Cologne-Niehl, Germany, the firms announced Sept. 2, 2026. The seller was Rhenus SMG, and Angermann NRW GmbH brokered the transaction.
The acquisition is the seventh in Germany and the ninth overall for the joint venture between Patron Capital, a pan-European investment manager focused on real estate-backed assets, and INBRIGHT, an investor, developer and asset manager specializing in light-industrial and logistics properties. The joint venture's portfolio spans sustainably oriented logistics, warehouse and distribution assets in established industrial and logistics clusters across Germany and Portugal.
Asset Overview: Four Halls and Fully Leased at Acquisition
The property is located at St. Leonardus Straße 1 in the Industriepark Köln-Nord, a commercial and industrial district in the northern part of Cologne. The site spans approximately 27,706 square meters of land and was developed in two phases, in 1999 and 2002. Improvements comprise four warehouse and light-industrial halls totaling approximately 14,050 square meters and two separate office units totaling approximately 650 square meters of rentable area.
The asset is fully leased at the time of acquisition. The largest of the four halls — approximately 5,724 square meters — along with an associated office unit of approximately 318 square meters, was leased long-term to Kölner Verkehrs-Betriebe AG, the public transit operator known as KVB, concurrent with the closing of the purchase. That lease was structured as a Green Lease. KVB will use the space to store spare parts for its Stadtbahn fleet. The remaining hall space is occupied by a diversified mix of logistics and service-sector tenants.
The location benefits from proximity to the Niehler Hafen, an inland port in northern Cologne offering direct access to waterway freight handling. The nearby A1 motorway connects the site to Cologne and the broader Rhine-Ruhr region, while federal road B9 provides regional access. Public transit connections, including Stadtbahn line 12 and bus line 147, are reachable within approximately 600 meters on foot. The surrounding area includes established industrial and logistics operators, including the Ford manufacturing plant north of the site.
ESG Upgrade Program Planned
Patron Capital and INBRIGHT plan a series of ESG-aligned improvements to the property. Planned measures include renewal of the heating system, conversion of existing lighting to LED, and installation of a rooftop photovoltaic system. The joint venture is also pursuing BREEAM certification for the asset.
Christoph Ignaczak, Senior Partner and Investment Director at Patron Capital, said the Cologne-Niehl site fits the joint venture's target profile. Frederik Keller-Berndorff, Head of Transaction at INBRIGHT, noted the significance of the KVB lease. "The long-term lease with KVB concluded in parallel with the acquisition underlines the attractiveness of the location and the property," Keller-Berndorff said. "In combination with the existing diversified tenant mix, this ensures a stable income situation. Through targeted measures to increase energy efficiency and structural quality, we are developing the property into a future-proof and flexibly usable location."
Joint Venture Portfolio Continues German Expansion
The Patron Capital and INBRIGHT joint venture has been steadily expanding its German footprint. Prior acquisitions include assets in Cologne-Marsdorf, Mainz, Hamburg, Norderstedt, Hannover and Berlin-Ludwigsfelde. The joint venture has described plans to continue acquiring assets with value-add potential in strategic locations.
INBRIGHT was founded in 2020 and has since initiated projects with a combined investment volume of more than 520 million euros and approximately 320,000 square meters of rentable space in Germany. The firm also operates in Portugal through INBRIGHT Portugal and employs 30 people. Patron Capital manages approximately 5.5 billion euros across multiple funds and co-investment pools, with a focus on real estate, real estate-related operating companies, and distressed debt. Since its founding in 1999, Patron Capital has completed more than 200 transactions covering more than 9 million square meters across 17 countries.
