PEBB Enterprises, BH Group Sign MDVIP to 49,466-SF Office Lease at The Eclipse in Boca Raton
BH Properties and PEBB Enterprises have finalized a 49,466-square-foot office lease with MDVIP at The Eclipse, a mixed-use redevelopment in Boca Raton, Florida, the joint venture partners announced March 23. The transaction relocates MDVIP's corporate headquarters to the ground floor of The Eclipse's North Tower and brings the project's Class A office component to near-full occupancy.
MDVIP Relocates Headquarters to The Eclipse
MDVIP, a national personalized primary care company, will occupy 49,466 square feet at 6600 North Military Trail. The company will base more than 200 employees at the location. The lease brings the 420,525 square feet of rentable Class A office space at The Eclipse to nearly full occupancy, according to the developers. Lease term and financial terms were not disclosed.
MDVIP's business model centers on enabling affiliated physicians to manage smaller patient panels than traditional practices, with an emphasis on preventive care, same-day or next-day appointments, and advanced screenings for members.
"Securing MDVIP's corporate headquarters further validates The Eclipse as a premier destination for leading companies seeking a dynamic environment for their employees," PEBB Enterprises CEO Ian Weiner said. "This lease reflects the success of our comprehensive redevelopment vision and ongoing strength of the Boca Raton commercial real estate market."
Jeffrey Gordon, Tyler Wyant, Jason Gorman, Evan Fiddle, and Alex Kucera of CBRE represented MDVIP in the lease transaction. The landlord's representation was not disclosed in the announcement.
The Eclipse: Project Overview
The Eclipse is a 29-acre mixed-use development project situated on the former Office Depot corporate headquarters campus. The project encompasses two office buildings totaling 420,525 square feet of Class A office space, two ground-up retail and restaurant outparcel buildings totaling approximately 21,500 square feet, a nearly 36,396-square-foot Equinox gym, and 500 multifamily units being developed in partnership with Related Group. The site overlooks the Broken Sound Country Club's golf course.

Existing Tenants and Leasing Activity
Notable existing office tenants at The Eclipse include Atlantic | Pacific Companies, Kanner & Pintaluga, MN8 Energy, and ODP Corp. The addition of MDVIP as a headquarters tenant brings the office component to near-full occupancy.
