Pictet Alternative Advisors, Viga Real Estate Expand Joint Venture With 96-Unit Copenhagen Acquisition

Pictet Alternate Advisors and Viga Real Estate have acquired Project Delta, a 96-unit residential property in Vallensbæk Strand within the Greater Copenhagen area, the firms announced April 13, 2026. The acquisition marks the first expansion of the joint venture the two firms established with the completion of Project Gateway in December 2024.

The transaction grows the partnership's combined residential portfolio in Greater Copenhagen to approximately 650 apartments, according to the announcement. Financial terms of the deal were not disclosed.

Property and Location Details

Project Delta comprises 96 residential units across approximately 9,466 square meters, distributed over two high-rise buildings constructed in 2007. The property offers three- and four-room apartments with an average unit size of 99 square meters, each featuring large integrated balconies with views of Køge Bay. The firms described the asset as high-quality and well-maintained.

The property is situated adjacent to light rail and S-train connections, providing direct access to Copenhagen city center. The Vallensbæk Strand submarket is characterized by strong demographic growth, limited future supply, and proximity to both urban amenities and the coast — factors the firms cited as supporting sustained demand from families and senior residents.

Executive Commentary

Linus Nilsson, Head of Nordics, Real Estate at Pictet Alternative Advisors, said the acquisition reflects the firm's continued conviction in the Copenhagen residential market. "We're excited about adding an additional 96 high quality residential units to our standing residential portfolio in Copenhagen and to further expand our successful collaboration with Viga Real Estate," Nilsson said. "This acquisition is underpinned by our continuous belief in the Copenhagen residential market, fuelled by a lack of supply and a very dynamic local economy."

Kristian Vinther, Founding Partner at Viga Real Estate, described the deal as a natural progression of the partnership. "Project Delta is a strong addition to our growing Greater Copenhagen portfolio and a natural next step in our successful partnership with Pictet Alternative Advisors," Vinther said. "The asset combines quality, location, and long-term demand fundamentals, fully aligned with our investment strategy."

Joint Venture Background

The joint venture between Pictet Alternative Advisors and Viga Real Estate was inaugurated with Project Gateway, which closed in December 2024 and was described at the time as one of the largest residential real estate transactions in the Nordics that year. Project Delta represents the first new acquisition under the partnership since that initial deal. The partnership's stated goal is to build a scalable, high-quality residential portfolio in Denmark.

Pictet Alternative Advisors is an independent unit within the Pictet Group that manages investments across hedge funds, private equity, private debt, and real estate. As of December 31, 2025, the unit managed approximately USD 5 billion in real estate strategies and USD 54 billion in alternative strategies overall. The Pictet Group reported CHF 757 billion in assets under management or custody as of the same date.

Viga Real Estate is a Copenhagen-based, vertically integrated real estate firm focused on residential assets, founded in 2021 by Niels Heering and Kristian Vinther in partnership with Swiss Finance & Property Group. On a consolidated basis with affiliated property manager Norhjem, the firm manages approximately EUR 1.4 billion in assets under management comprising 4,982 residential units across Denmark. Viga is regulated by the Danish Financial Supervisory Authority.
