QuadReal Expands UK Lending Platform with Self-Storage and Logistics Financing

QuadReal has completed £86.4 million in commercial real estate financing across two transactions, bringing its total UK direct lending to over £110 million since launching its expanded debt platform in October 2025. The deals include a £56.5 million refinancing for a self-storage portfolio and a £29.9 million construction loan for industrial real estate development.

Self-Storage Portfolio Refinancing Details

QuadReal provided a £56.5 million loan to Heitman to refinance an eight-asset, 492,260-square-foot self-storage portfolio located across Birmingham, Sheffield, and Stafford. The portfolio is managed by Space Station, the oldest self-storage operator in the UK.

Six of the assets are currently operational and in a lease-up phase, while one completed in July 2025 and another is estimated to complete in March 2026. All schemes are institutional-grade, purpose-built, or high-end conversions, selected based on strong local catchment areas, accessibility, and visibility. According to the source, there are no new self-storage facilities under construction in any of the three cities.

Industrial Real Estate Development Financing

The second transaction is a £29.9 million loan to Fiera Real Estate and Wrenbridge to fund real estate development of a 219,749-square-foot logistics facility in Reading. Construction on the scheme commenced in December 2025 and is scheduled to complete in December 2026.

The industrial real estate project will offer six suites across five buildings and is located south of the city, adjacent to the M4 motorway. The facility is within a 90-minute drive of 18.9 million people, as well as proximity to Heathrow and key port cities including Bristol, Southampton, and Bournemouth.

Strategic Platform Expansion

The transactions follow QuadReal's October 2025 provision of a £25.5 million facility to Fiera Real Estate and Harleyford Capital to fund the development of 180,000 square feet of institutional Grade A logistics space at Watford Works, London.
