DENVER, CO — Quannah Partners has acquired a 7.84-acre infill site in southwest Houston for the development of SouthMain 90 Park, a 130,000-square-foot Class A industrial facility, the firm announced Aug. 4, 2026. The project is located at the intersection of Holmes Road and Alternate Highway 90, positioning it within one of Houston's most supply-constrained industrial submarkets.

Project Specifications and Location

SouthMain 90 Park is designed to institutional-grade specifications, including 32-foot clear heights, ESFR sprinklers, a 135-foot truck court, and 24 dock-high doors. The facility is intended to serve both owner-users and institutional tenants seeking modern Class A industrial space in a location where new development opportunities are increasingly limited.

The site offers direct access to Loop 610, Beltway 8, Highway 288, and the Texas Medical Center, connecting tenants to major employment and logistics corridors across the Houston metro area. The land sale was marketed by Colliers brokers James Kadlick, Harrison Kane, and Chris Hutcheson on behalf of the seller.

Construction is expected to commence later in 2026, with project completion anticipated in 2027.

In the Houston market, the firm recently completed 290 Crossroads Commerce Center, an approximately 183,301-square-foot speculative Class A rear-load distribution facility on roughly 16.6 acres near the intersection of U.S. 290 and Fairbanks North Houston Road in the Northwest Houston submarket. That project reached substantial completion in June 2026 and was subsequently sold. Construction financing for that development was provided by Veritex Bank, with LaSalle Investment Management serving as equity partner.

Beyond Houston, Quannah Partners capitalized Park79 Commerce Center, a 362,000-square-foot Class A industrial development in Taylor, Texas, adjacent to Samsung's manufacturing plant in the Austin MSA. The firm is also developing Grove Commerce Center in China Grove, San Antonio, in partnership with Trinity Investors. That project encompasses 264,100 square feet of Class A front-load industrial space on 18.2 acres, featuring 32-foot clear heights and a 185-foot truck court depth, with construction slated to span approximately one year from early 2026.

Additional pipeline assets include a 195,000-square-foot industrial property in Denver, Colorado, and a separate 152,000-square-foot industrial property in Houston.

Market Context

Southwest Houston's infill industrial submarket is characterized by limited available land and a significant share of existing buildings that predate current dock, clear height, and sprinkler standards sought by modern logistics and distribution users. SouthMain 90 Park's location provides connectivity to the Texas Medical Center and multiple major highway corridors, broadening the potential tenant base beyond traditional distribution users.
