Realterm Global Acquires Vacant 10,500-SM Logistics Center in Mönchengladbach; JLL Brokers Deal

MÖNCHENGLADBACH, Germany — Realterm Global Global has acquired a vacant logistics property in Mönchengladbach, Germany, with plans to reposition the asset and add industrial outdoor storage capacity, according to an announcement from JLL dated July 16, 2026.

The property, located at Regioparkring 4, sits on a 37,350-square-meter site and includes a building constructed in 2016 with approximately 10,500 square meters of rentable area. That space is divided between roughly 7,500 square meters of warehouse space and 3,000 square meters of office space. The asset was previously used by fashion company Zerres as a logistics center but is currently vacant. JLL managed the structured sale process on behalf of the seller and brokered the transaction.

A Value-Add Play on Vacant Modern Logistics Stock

Realterm Global acquired the property under a value-add investment strategy. According to the announcement, the firm intends to reposition the property in the market and develop industrial outdoor storage, known in the industry as IOS, on an expansion parcel within the site. The relatively large land area compared to the existing building footprint provides site capacity to accommodate that additional use.

No sale price, price per square meter, cap rate, or financing terms were disclosed in connection with the transaction.

JLL's Role in the Transaction

JLL was retained by the seller to manage a structured sale process for the Mönchengladbach property. The firm reported annual revenue of $26.1 billion and operates in more than 80 countries with over 113,000 employees as of December 31, 2025. JLL brokered the deal between the parties.

JLL has separately noted that Germany's logistics investment market has been gaining momentum through larger transactions, with transaction volume running approximately 22 percent above prior-year levels at the midpoint of 2026.

Property Context

The former Zerres logistics center was built in 2016, making it a relatively modern asset despite its current vacancy. The building's combination of warehouse and office space, along with the site's expansion land, positions it for repositioning once Realterm Global's plans are executed.
