Performance apparel brand Rhone has signed a lease for more than 40,000 square feet at 300 Atlantic Street in Stamford, Connecticut, establishing a new headquarters on the building's top two floors, RFR announced Sept. 23.

The transaction will bring more than 150 Rhone employees to the 300,000-square-foot downtown office property, which RFR owns and is currently repositioning with a suite of new amenities. Rhone plans to move in during the summer of 2027.

Deal Details and Brokerage

Christian Bangert of Newmark represented Rhone in the transaction. RFR's AJ Camhi, JoAnn McGrath and Rob Weller, alongside a Newmark team of James Ritman, Brian Carcarterra and Ben Goldstein, represented the landlord.

Rhone was founded in Fairfield County in 2014 by brothers Nate and Ben Checketts and operates more than 20 retail stores across the United States. The company said the headquarters move accommodates continued growth of its national brand presence.

RFR's Repositioning of 300 Atlantic Street

RFR is completing a broad modernization of 300 Atlantic Street this September, adding more than 10,000 square feet of amenity space intended to create an elevated workplace experience. The ground floor will feature a boutique café operated by Dartcor Hospitality. A new fitness center, developed in collaboration with Core Health & Fitness, will include cardio, strength and recovery equipment from brands including Star Trac, Throwdown, Nautilus and StairMaster.

A second-floor lounge and conferencing center will offer collaboration areas capable of accommodating events and meetings ranging from 15 to more than 100 attendees. Exterior improvements include a new streetscape design, seating, lighting and landscaping enhancements intended to support wellness initiatives and community events.

RFR is also delivering pre-built, move-in-ready suites designed by Locus Design Collaborative for tenants seeking turnkey space. Recent leasing at the property includes transactions with Bank Street Group LLC, InCommodities US LLC, Kelley Drye & Warren LLP and Fifth Season Investments LLC.

Property and Location Context

300 Atlantic Street is a 13-story office building situated at the intersection of Atlantic Street and Tresser Boulevard in downtown Stamford, within walking distance of the Stamford Transportation Center, downtown restaurants and neighborhood fitness venues. The property offers one of the stronger parking ratios in the Stamford market, according to RFR.

The surrounding area includes more than 10,000 new multifamily residences, with an additional 2,500 units currently under development, positioning the building to draw from Stamford's expanding urban-suburban workforce base. The property's transit access allows employers to recruit from Fairfield County, Westchester County and the broader New York metropolitan area.

The Rhone lease represents a large, full-floor-style headquarters commitment at a property that had reported availability of approximately 188,772 square feet when RFR announced its repositioning program earlier in 2026. The transaction is consistent with a broader pattern in the office market in which tenants are concentrating demand in upgraded buildings with strong amenities and convenient transportation access, while landlords invest in food-and-beverage, fitness, wellness and conferencing offerings to differentiate their properties from older inventory.
