Sanders Equities Acquires Portside V Industrial Portfolio in Savannah for $75.1M
Sanders Equities has acquired the Portside V Portfolio, a five-building industrial portfolio in Savannah, Georgia, for $75.1 million, JLL Capital Markets announced June 12, 2026. The portfolio totals 737,050 square feet and is located in the Dean Forest submarket, between 0.5 and 3.6 miles from the Port of Savannah's Garden City Terminal.
JLL represented the seller, Prologis, in the transaction. The portfolio is fully leased to five tenants across the logistics and distribution sectors, and the deal works out to approximately $101.91 per square foot based on the stated price and total square footage.
Portfolio Overview and Property Details
The Portside V Portfolio comprises five properties: 405 Expansion Rd., 190 Gulfstream Rd., 194 Gulfstream Rd., 198 Gulfstream Rd., and 318 Grange Rd. The buildings span 51.69 acres and feature clear heights ranging from 21 to 28 feet, 62 dock-high doors, eight drive-in doors, and concrete truck courts measuring between 109 and 162 feet in depth. Eighty percent of the properties include trailer parking or outdoor storage components.
The portfolio's location provides direct access to Interstate 16 and Interstate 95, as well as proximity to the Garden City Terminal, which JLL describes as North America's largest single-terminal container facility.
Transaction Details
Britton Burdette, Senior Managing Director at JLL Capital Markets, commented on supply conditions near the port in connection with the transaction.
"Prologis strategically divested irreplaceable infill assets in a market where rising land values and scarcity of developable parcels near the port have pushed replacement costs," Burdette said. "The portfolio's proximity to the Garden City Terminal positioned these properties as mission-critical logistics facilities that attracted significant buyer demand from investors recognizing the irreplaceable nature of port-adjacent industrial space."
The JLL Capital Markets team representing the seller was led by Senior Managing Directors Britton Burdette and Dennis Mitchell and Managing Directors Jim Freeman and Maggie Dominguez.
Sanders Equities Expands Savannah Industrial Footprint
For Sanders Equities, the transaction marks an expansion of its presence in the Savannah market. Jordan Sanders, President of Sanders Equities, said the deal pushes the firm's Savannah holdings past one million square feet.
